Job Summary

Maintenance Technician II. Full‑time position located in Walnut Creek, California (Zip 94597). Base pay range $54,500–$77,500. The role supports Avalon Bay Communities by maintaining apartment homes and ensuring a superior quality of living for residents.

• Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas), and waste management systems.
• Complete assigned service requests and repairs according to company operating and equipment/supply standards promptly.
• Ensure vacant apartment homes are rent‑ready in a timely manner and perform turnkey work when required.
• Conduct apartment preventative maintenance and assist in painting interior and exterior surfaces.
• Maintain a safety culture by following Avalon Bay safety policies and procedures and reporting unsafe behavior or conditions, including non‑functioning equipment.
• Perform hot works such as brazing, soldering, and welding within Avalon Bay standards.

• 2–3 years of maintenance experience, including HVAC, plumbing, electrical, and general maintenance work.
• Valid driver’s license.
• Ability to work an on‑call schedule in rotation with the team each month.
• Strong communication skills to provide customer service to associates and residents.
• Capability to read and apply company policies and procedures, including Key Control Policy, Apartment Home Turnover Policy, and all Maintenance Emergency procedures.
• Knowledge of cleaning and chemical supplies, Hazard Communication Safety Data Sheets (SDS), and proper applications of chemicals and cleaning supplies.
• Knowledge of Personal Protective Equipment (PPE) and ability to use it properly.
• Basic understanding of emergency systems, shut‑offs, locations, and sequence of operations.
• Demonstrated knowledge of paint types and paint tools.
