HMDA & QC Specialist Position Summary

The HMDA & QC Specialist is responsible for the accuracy, integrity, and timely submission of the Bank's Home Mortgage Disclosure Act (HMDA) Loan Application Register (LAR), and for supporting Investor Quality Control reviews, audits, and related due diligence activities.
Serving as a critical link between lending operations and regulatory compliance, this role performs detailed data reviews to ensure loan applications are accurately reported in accordance with Regulation C. As the primary steward of data quality, the HMDA & QC Specialist helps safeguard the Bank against regulatory risk while promoting transparent, compliant lending practices.
- Perform detailed HMDA data scrubbing and loan file reviews to ensure accuracy, integrity, and timely reporting of the HMDA Loan Application Register (LAR), maintaining error rates below institutional thresholds.
- Monitor, research, and resolve HMDA exceptions and geocoding errors using Encompass and HMDA reporting tools, ensuring data is coded correctly in accordance with Regulation C and quarterly and annual reporting requirements.
- Manage Post Funding (PF) and Quality Control activities, specifically loan selection preparation and tracking, file uploads, and memoranda in accordance with established QC procedures.
- Manage Pre Closing (PC) Quality Control Steps specifically, the QC calendar, coordinating QC timelines, and ordering transcripts and required third‑party verifications to support timely QC reviews.
- Support Investor Quality Control reviews, audits, and due diligence activities by maintaining audit‑ready files and assisting with internal and external examinations under the oversight of the Sr. Residential Loan Operations Specialist.
- Perform quality control reviews of credit report usage to verify permissible purpose, accurate reporting, and FCRA compliance.
- Identify recurring data entry issues and report trends, elevate risks as appropriate, and collaborate with residential lending teams to improve data quality and operational processes.
- Continuous Improvement & Policy Support:
Partner with Compliance and Operations leadership to enhance HMDA procedures, workflows, and job aids to reflect regulatory changes, reporting requirements, and training needs. - Perform additional duties as required.
- High School Diploma required;
Associate's or Bachelor's degree in Finance, Business, or related field preferred. - 3‑5 years of experience in mortgage operations or compliance, including at least 2 years of direct HMDA reporting.
- Strong knowledge of Regulation C, HMDA requirements, and Encompass loan origination systems.
- Advanced Excel skills (VLOOKUPs, Pivot Tables) with the ability to manage and reconcile large data sets accurately.
- Exceptional attention to detail and ability to identify data discrepancies in high‑volume environments.
- Highly accountable professional who meets tight deadlines, escalates compliance concerns appropriately, and brings a proactive, problem‑solving mindset.

Salary Range$77,800 - $100,000
The reasonably estimated salary for this role at Cambridge Savings Bank ranges from $77,800 - $100,000. Cambridge Savings Bank will determine actual compensation for the role based on factors including, but not limited to, the successful candidate's skills, qualifications, and experience.
