The Role
We're looking for a Hunter (high commission structure) – a proven Business Development Manager who specializes in selling 3PL warehouse space and distribution center services
. You'll be based in Houston and responsible for filling 200000 square footage by bringing in new clients who need warehousing, fulfilment, and distribution solutions.
This is not a relationship management role. This is pure new business development – prospecting, cold calling, networking, and closing deals.
What You'll Be Selling- Warehouse & distribution center space (pallet storage, bulk storage, cross-dock)
- Pick, pack, and ship fulfillment services
- Value-added services (labeling, kitting, repackaging)
- Inventory management
- Transloading and drayage coordination
- Last-mile and final-mile delivery solutions
- Prospect and generate new leads through cold calling, email outreach, networking, and referrals
- Identify and target companies needing 3PL warehouse space in the Houston market
- Conduct facility tours and presentations for prospective clients
- Develop and maintain a pipeline of qualified opportunities
- Negotiate rates, contracts, and service agreements
- Collaborate with operations teams to ensure smooth client onboarding
- Meet and exceed monthly and quarterly revenue targets
- Track all activity in CRM (Salesforce, Hub Spot, or equivalent)
- Stay current on Houston industrial real estate market trends and competitor activity
- Experience – 3+ years selling 3PL warehouse / distribution center space
- Hunter Mentality – Proven track record of self-sourced new business
- Local Market Knowledge – Deep understanding of Houston logistics and industrial real estate
- Sales Process – Can manage full cycle – prospecting to close
- Communication – Strong presentation, negotiation, and closing skills
- CRM – Proficient in Salesforce, Hub Spot, or similar
- Travel – Local travel within Houston metro area required
- Background – Freight forwarding, 3PL, or industrial sales preferred
