Job Summary
The BAS (Building Automation Systems) Operations & Maintenance Supervisor will oversee the day-to-day activities of technicians and operators assigned to support Region maintenance teams. The position will provide administrative and operational supervision for a cross-functional team of University of Michigan Building Automation Technicians and Operators, focusing primarily on the operation and maintenance of existing Direct Digital Control (DDC) infrastructure.
Responsibilities Buildings Operational Support- Oversee the day-to-day monitoring and control of building automation systems (BAS) to ensure their reliable performance.
- Coordinate with the controls engineer to maintain effective system sequences and modes of operation for building automation and building control systems.
- Collaborate with other departments and facility engineers to provide technical support and ensure system integrity.
- Review automation system alarms and operational data daily to identify potential issues and take proactive steps to maintain optimal system performance.
- Support campus energy conservation initiatives as they relate to DDC operational activities.
- Coordinate ancillary building systems, including but not limited to access control, security, and lighting controls, into the building automation platform as directed.
- Utilize fault detection and diagnostics software solutions to improve initial triage and support more efficient troubleshooting of controls-related issues.
- Implement a best-in-class preventative maintenance, tuning and calibration program to reduce system interruptions.
- Triage incoming service requests, diagnose controls-related issues, and support corrective repairs in coordination with regional maintenance teams.
- Dispatch technicians and resources to address urgent controls problems, ensuring prompt response to critical issues.
- Develop schedules and time-and-material estimates for maintenance-executed planned projects (typically less than $100K) in coordination with Region planners and O&M engineers.
- Participate in hand‑off of new construction and renovation work to include receipt and review of as-built drawings, owners training and hand-off of operations to BAS operators. This work may include development of BAS graphics, alarms, trends and reports to support post-occupancy objectives.
- Support master planning of robust BAS network architectures to support scalable automation solutions.
- Anticipate and plan for resourcing needs including equipment replacement costs and staffing needs.
- Maintain oversight of parts, tools, and vehicles to ensure readiness and proper allocation for maintenance activities.
- Maintain Building Automation vendor agreements for services and software necessary to support campus infrastructure, including management of third‑party packaged controls as required.
- Document maintenance activities, repair work, and system performance to facilitate effective communication and continuous improvement.
- High school diploma (or equivalent) with minimum ten (10) years of progressive BAS/DDC work experience OR Associate's degree in a related technical field (or technical certification) with minimum five (5) years of progressive BAS/DDC work experience OR Bachelor's degree in a related technical field with minimum three (3) years of progressive BAS/DDC work experience.
- Significant experience in building automation and Direct Digital Controls (DDC), with specific expertise in programming, monitoring, controlling and troubleshooting Siemens Desigo CC, Siemens Xcelerator hardware, and legacy Siemens APOGEE systems.
- Ability to interpret automation system alarms, operational data and take appropriate, proactive actions.
- Ability to interpret construction documents and specifications.
- Strong analytical and troubleshooting skills to diagnose, prioritize and resolve issues related to mechanical, electrical and OT/IT networks.
- Ability to interpret, write and/or modify PPCL and block programming.
