The Investments Associate supports underwriting, due diligence, transaction execution, and sourcing across Carr Properties' investment activities which include the office and residential sectors. The role builds and maintains ARGUS Enterprise and Excel models to evaluate prospective acquisitions, developments, dispositions, and financings; coordinates and leads due diligence through transaction processes; prepares investment memoranda and presentation materials for internal approvals and capital partners;
performs market research; and collaborates cross‑functionally with Asset Management, Property Management, Leasing, Development, and Finance.
- Build detailed underwriting models in ARGUS and Excel (DCF, valuation, sensitivity) for acquisitions, developments, joint ventures, and dispositions.
- Prepare investment memoranda and presentation materials for Executive Team, Operating Committee, Board of Directors, and capital partners.
- Conduct market research on supply pipelines, leasing trends, sales comparables, and submarket fundamentals across Carr's core markets (e.g., Washington, D.C.; Boston, MA; Austin, TX).
- Maintain and update ARGUS files; assist with portfolio reporting and appraisal/valuation support.
- Partner closely with Asset Management, Property Management, Leasing, Development, and Finance; collaborate face to face and coordinate projects across internal departments.
- Assist with dispositions (offering materials, data room, Q&A) and financings (lender due diligence requests, covenant/metrics support).
- Create/maintain trackers and dashboards; complete special projects.
- Proficiency in ARGUS Enterprise and Excel; strong working knowledge of Word and PowerPoint.
- Exceptional analytical, written, and verbal communication; ability to present findings succinctly.
- Strong organization, attention to detail, and multi‑project management in a fast‑paced setting.
- Problem‑solving and sound judgment; ability to define problems, collect data, establish facts, and draw valid conclusions.
- Team‑oriented with professional presence in internal/external interactions.
- Bachelor's Degree (Finance, Real Estate, Economics, Accounting, or related field preferred); advanced coursework/certifications a plus.
- 2–4+ years in CRE underwriting/valuation, acquisitions, or asset management with demonstrated ARGUS proficiency.

Salary Minimum: 100000 Salary Maximum: 105000
