Description Primary Duties- Building Automation System:
Log/Record/Report building abnormalities and respond to all requests in order of priority. Make adjustments and performs repairs on ventilation, refrigeration, and heating equipment and components. Determines when auxiliary system components need to be brought "on-line" to maximize equipment load balance and to maintain acceptable indoor environmental conditions. Performs minor repairs to mechanical, plumbing, electrical controls, Pneumatic Tube, and components of heating and air-conditioning systems with auxiliary support equipment. - Plant Inspections:
Conducts physical inspections of steam pressure reducing stations, main and auxiliary pumps, and performs tasks such as oiling and greasing, testing for refrigerant leaks, proper functioning of controls. Including inspection, testing, and repair of equipment for correct and efficient operation of all building systems. - Control Room activities:
Monitors Building automation system, UPS, Generators, Pneumatic Tube system, Fire Alarms Systems, Elevators, Med Gas Notification Systems for abnormalities and performs minor repairs and troubleshooting. Ensure the proper functioning of fire protection systems: arming and disarming of fire alarm system devices, draining and filling sprinklers for construction projects including service calls for repairs. Maintaining daily logs of operation, maintenance and safety activities, including DRCA regulatory logs for compliance.
Accountable for shift activities, emergencies, and dealing with events effectively with limited support and or supervision from management. As required direct, coordinate and provide technical guidance of activities performed by facility staff, contractors and equipment specialist engaged in corrective service for resolution. In the absence of qualified Tradesman, the shift engineers will perform all duties as needed to preserve patient safety, comfort and/or compliance.
Logging, monitoring all items housed within control room: including but not limited to Keys/ Radios and CMMS equipment. Be on-call in a rotational basis and fill in for emergency call outs as required. Respond to all hospital emergencies of any nature which includes but not limited to leaks, fire alarms, odors, snow removal, etc. Performs other related duties, as assigned. - Customer Service:
To include but no limited to:
Occupant complaints, customer follow-up, heating, air-conditioning, humidity factors, plumbing, electrical or water intrusions. Answer phones, Radios, and speak to all Staff, Patients, and Contractors in a courteous professional manner following the expectations of Children's National Hospital core values. - Physical and other Requirements:
This position must hold a valid driver's license and the ability to operate hospital vehicles. This may include picking up parts, snow removal, and driving to Children's National Hospital extended campuses. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is required to stand;
walk; use hands to finger, handle or feel; reach with hands and arms; and talk or hear. The employee is required to climb or balance and stoop, kneel, crouch or crawl. The employee must be able to lift and/or move up to 50 pounds.
Minimum Education
:
High School Diploma or GED HS diploma, GED or equivalent required (Required)
Trade or Tech School in HVAC or Refrigeration (Preferred)
Minimum Work Experience
: 5 years of related and progressive experience, with 2 years’ experience operating computerized building automation systems. A minimum of 2 years of prior experience as a 1st Class DC Engineer in a large facility similar in the size and scope of (750,000+ square feet). Working knowledge of all applicable EPA & OSHA standards related to the position. (Required)
3 years of healthcare experience within an acute care and research hospital. (Preferred)
Required Skills/Knowledge
:
Must have in-depth skill and knowledge in HVAC systems and the ability to perform preventive/corrective maintenance on all operational and mechanical equipment along with the knowledge to operate related mechanical/electrical equipment and machinery is required. Must have Building Automation and Floor level network operation training such as Pneumatic Controls, Siemen’s Apogee/Niagara/Tridium, Johnson, Metasys, Auto Logic or other Automation controls. Familiarity with automated work order systems.
PC operation systems and mobile work entry devices. Knowledge of Intranet Microsoft Office Suites (Word, Excel) and utilizing E-mails, calculator and copy machines. Frequently bend/stoop, sit, stand/walk and reach; lift, carry, push, pull >40
