Our locally renowned Property Management company is seeking a full-time, experienced On-Site Apartment Manager to join our team. This position will oversee multiple apartment communities in the Steilacoom area, with the primary office located at Westwood Apartments.

** 1. Competitive Compensation:
We value your expertise, and your hard work will be rewarded with a wage ranging from $31 to $50 per hour, depending on your experience and qualifications.  While the full scale reflects long-term earning potential in this role, the expected starting rate for a new hire is $32.00-$40per hour, based on experience and demonstrated skills.
2. Comprehensive Benefits:
As a full-time member of our team, you'll gain access to our Medical and Dental Plan, effective the first of the month following 60 days of employment. Plus, we contribute $650.00 towards your medical benefits monthly, reducing your healthcare expenses.
3. Time for You:
We understand the importance of work-life balance. That's why we offer 120 hours of PTO for 40 hour per week full-time employees in their first year.  PTO will be prorated based on hours worked. You'll also enjoy eight full-day and two half-day paid holidays throughout the year.

* Summary:

** The On-Site Manager oversees the day-to-day operations of properties, ensuring efficient maintenance, tenant relations, and adherence to company policies to ensure compliance with local regulations and industry standards. This role will also act as a liaison between property owners, tenants, and other stakeholders, representing the company's interests and fostering positive relationships.

* Essential Duties and Responsibilities:

*** Shows prospective tenants apartments and explains occupancy terms.
* Informs prospective tenants of availability of nearby schools, shopping malls, recreational facilities, and public transportation.
* Rents or leases apartments, collects security deposit as required, and completes lease form outlining conditions and terms of occupancy if lease required.
* Collects rents due and issues receipts and does necessary banking including making deposits at the bank.
* Receives and inputs invoices from vendors into accounting system, checking for accuracy and legitimacy of invoices.
* Investigates tenant complaints about malfunctions of utilities or furnished household appliances or goods, and inspects vacated apartments to determine needed repairs or maintenance.
* Directs and coordinates activities of maintenance staff engaged in repairing plumbing or electrical malfunctions, painting apartments or buildings, and performing landscaping or gardening work, or arranges for outside personnel to perform maintenance.
* Resolves tenant complaints concerning other tenants, visitors, and issues in regards to the community.
* Arranges for other services such as trash collection, extermination, or carpet cleaning.
* Cleans public areas of building.
* Arranges for alterations to, or maintenance, upkeep, or reconditioning of property as specified in management services or lessee's agreement.
* Employs, or contracts for services of, security, maintenance, and grounds keeping personnel and onsite management personnel if required.
* Purchases supplies and equipment for use on leased properties.
* Prepares reports on status of properties such as occupancy rates and dates of expiration of leases.
* Prepares periodic inventory of building contents and property condition, and forwards listing to owner for review.
