What you will be doing

The Property Maintenance Repair Technician is responsible for maintaining the functionality, safety, and appearance of an apartment complex. Primary duties include inspections, repairs, emergency response, and accurate work‑order documentation. The technician will also assist with pool maintenance (if applicable), uphold community relations, and maintain compliance with company policies and procedures.

Responsibilities and Tasks
  • Perform minor and major repairs, including building work, door locks, gates, plumbing, caulking, and pipes
  • Conduct inspections of vacated and occupied apartments to identify and address maintenance and repair needs
  • Replace light switches, thermostats, and appliance parts such as ovens and water heater elements
  • Maintain outdoor lighting fixtures and repair as needed
  • Maintain and ensure the safety of swimming pools, where applicable
  • Complete work orders with detailed updates, including repair actions, parts used, and time spent
  • Ensure accurate and timely submission of maintenance paperwork and associated documentation
  • Communicate with the property management team to provide updates on work‑order status and maintenance issues
  • Be on‑call for emergency repairs, such as fire, electrical, or flood situations
  • Maintain positive public relations with the community by performing all tasks in a professional manner
  • Other duties as assigned
Monitor and Maintain the Following
  • Overall condition of the property, including cleanliness, safety, and functionality
  • Plumbing systems, including faucets, pipes, and fixtures
  • HVAC systems, baseboard heaters, and thermostats
  • Outdoor lighting and common‑area illumination
  • Swimming pool equipment and chemical levels, if applicable
  • Gates, door locks, and security features for proper operation and safety
  • Appliance functionality, including water heaters, ovens, and other fixtures
  • Common‑area maintenance needs, such as landscaping, pathways, and parking lots
  • Potential safety hazards or equipment failures
  • Snow removal from walkways, parking lots, entrances, and other high‑traffic areas during winter months
  • Ice melt or other de‑icing materials to prevent slippery conditions
What we look for
  • High school diploma or equivalent required
  • Relevant experience in maintenance or a similar role preferred
  • Strong mechanical and technical aptitude
  • Basic computer skills for maintaining records and work orders
  • Strong verbal and written communication skills for coordinating with tenants and the property management team
  • Prior experience in property maintenance or facilities management preferred
  • Dependability and adaptability to handle a variety of tasks and emergency situations
Physical Requirements
  • Walk, stand, and move around the property for extended periods, including climbing stairs and navigating various terrains
  • Perform physically demanding tasks, including bending, lifting, pushing, pulling, and carrying heavy equipment and materials
  • Work in various environmental conditions, including indoor and outdoor settings, with exposure to extreme temperatures, dust, noise, and inclement weather
  • Use tools and equipment safely, including hand and power tools, ladders, and safety gear
  • Respond to emergency situations that may require immediate physical intervention
