Overview
Gilbane Development Company is seeking a Maintenance Technician in Watertown, MA. The Maintenance Technician is responsible for all daily physical building‑related activities. This team member will implement and maintain the energy management, preventive maintenance, quality standards, operating objectives, and goals of the owner, performing tasks that protect and maximize the property’s value.
Responsibilities- Supervise vendors and subcontractors as needed.
- Maintain preventive maintenance and overall schedules for all systems.
- Institute and manage maintenance and operational best practices for all buildings, grounds, and operating systems.
- Understand OSHA, regulatory guidelines, and industry best practices to ensure compliance with work and testing performed by maintenance personnel, vendors, and subcontractors.
- Operate and manage all aspects of the Building Management Systems (HVAC, lighting control, security, and life safety).
- Manage usage and procurement to ensure utility optimization.
Team member must operate, test, maintain, and restore to working order any component of the systems used within the property, including but not limited to:
- Heating, Ventilating, Air Conditioning (HVAC)
- Plumbing
- Electrical and Lighting Systems
- Structural
- Life Safety Systems
- Minimum of 2 years’ maintenance engineering experience with knowledge of commercial, mechanical, electrical, and plumbing systems.
- High school diploma or equivalent with technical school certification.
- General maintenance skills in carpentry, painting, locksmithing, etc.
- Valid driver’s license.
- Proven knowledge of technical terms used in HVAC, plumbing, and/or electrical.
- Strong knowledge of building trade tools and equipment.
- Good verbal and written communication skills in English and customer service skills.
- Team player with multi‑tasking skills.
- Working knowledge of Microsoft Word and Excel.
- Excellent attendance record and willingness to work a flexible schedule, which may include after‑hours and on‑call duties.
Salary is based on geographic location, skills, education, and experience, ranging from $21.00 to $27.00 per hour for Massachusetts, plus benefits and retirement options.
