Waterville Housing Authority is looking for an experienced Maintenance Technician II to join our team. This position would be ideal for someone with hands‑on experience performing a wide variety of maintenance tasks, who enjoys problem-solving, working independently and contributing to a team.
Essential duties:- Performs a wide variety of building maintenance tasks, including carpentry, plumbing, mechanical, electrical, and painting.
- Prepares vacant units for renting.
- Shovels snow and removes ice from walkways and sidewalks. Operates a snow blower and/or a snow plow for snow removal from walkways and roadways as assigned.
- Performs landscaping duties, including trimming bushes, pruning tree limbs, planting and mowing.
- Removes rubbish and performs general cleaning of common areas.
- Maintains a safe, clean working environment and follows safety rules and guidelines.
- Ability to serve in an on‑call rotation.
- Interacts with tenants and contractors in a respectful, responsible way representing the Housing Authority.
- Maintains open communication with all departments and works as a member of the team.
- Be reliable, trustworthy, well organized, punctual, and use time efficiently.
- Responsible for personal safety, embodies proper attitude toward injury and illness prevention, and cooperates in all safety and health matters.
- Working knowledge of the methods, practices, tools, and materials used in general maintenance and repair work.
- Ability to use a computer and other electronic technology to perform job duties.
- Ability to establish and maintain effective working relationships with co‑workers, supervisors and tenants.
- Ability to lift, carry, and position objects utilizing proper body mechanics and techniques.
- Ability to spend long periods outside, which may result in exposure to varied and/or extreme weather conditions.
- High school diploma or equivalent
- Knowledge of formal inspection standards
- Knowledge of occupational hazards, Safety Rules and Practices and Safety Data Sheets.
- Valid Class "C" driver's license, be insurable by the Authority’s insurance carrier, and have reliable transportation in order to meet job requirements.
