Position Summary
This position is responsible for the maintenance of commercial and residential properties. Duties include carpeting, painting, drywall repair, plumbing, repair of building fixtures, electrical repair, and preventive maintenance tasks.
Responsibilities- Carpentry, painting, plumbing, and electrical repairs to guarantee the facility is properly and safely maintained.
- Perform routine preventive maintenance.
- Operate heating, ventilation, and air conditioning (HVAC) equipment and related systems.
- Maintain a clean working environment.
- Follow all safety procedures (monthly safety meetings).
- Work within the expense limits established for the facility.
- Maintain inventory controls for cost-effective operations.
- Monitor all work performed by outside contractors for quality of workmanship and approval of finished products.
- Coordinate state-required building life safety inspections and tests.
- Coordinate special projects as directed by the department or property manager.
- Maintain cell phones provided by a company as required for on-call maintenance.
- Complete groundswork as directed, which may include picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds and other areas.
- Report to the Department or Property Manager any unusual occurrences or property damage.
- Complete payroll.
- Maintain a professional, courteous manner with all tenants, vendors, contractors, and employees.
- Assure safety standards are used which comply with all company, local, city, state, and federal guidelines.
- Ensure compliance with all work-related activities in a fair, ethical, and consistent manner.
- Follow established company policies and those outlined in the Employee Handbook.
- Perform special projects and other responsibilities as determined by skill set.
- High School Diploma or GED.
- 2+ years of experience with HVAC, plumbing, electrical, and other building systems or features.
- Communication with team members.
- Ability to use a tablet, smartphone, and computer.
- Ability to text, email, and use payroll.
- Ability to operate a vehicle safely.
- Proficiency with tools of the job.
- Knowledgeable of safely managing tools and equipment when working with electrical, HVAC, and plumbing systems.
Ability to perform repetitive tasks while standing for an extended period.
