About the RoleThe Senior Maintenance Technician performs daily maintenance tasks directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, and appliances. The technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. They also supervise outside contractors, manage inventory, and ensure compliance with all relevant policies and regulations.
Responsibilities- Perform daily maintenance tasks and diagnose/repair issues in HVAC, electrical, plumbing, pool, carpentry, drywall, and appliances.
- Respond to maintenance requests promptly and professionally.
- Maintain pool, hot tub, and other amenities and ensure safety and cleanliness of buildings and grounds.
- Maintain exterior property for curb appeal.
- Schedule and document preventative maintenance and apartment turns.
- Conduct regular inspections of common areas and equipment.
- Supervise duties and outside contractors in the absence of the Maintenance Supervisor.
- Coordinate move‑ins and move‑outs.
- Assist with safety meetings and compliance with policies and regulations; report potential liabilities.
- Maintain inventory and assist in purchasing materials and supplies.
- Assist with resident functions and post notices.
- High school diploma or equivalent required.
- HVAC‑EPA (TypeII) or EPA Universal license required.
- Certified Pool Operator (CPO) license strongly preferred; associates without a CPO will be required to obtain one within 90 days of hire.
- Valid driver’s license required.
- At least 2years of experience in property maintenance or a related field.
- Experience supervising contractors preferred but not required.
- Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances.
- Ability to read, write, and communicate in English.
- Ability to work independently and as part of a team.
- Strong organizational and time‑management skills.
- Knowledge of safety regulations and compliance requirements.
- General computer skills, including mobile device use.
- Superior customer service skills, including managing difficult customers and situations.
- On‑call availability for after‑hours emergencies.
- Flexible schedule, including weekends, evenings, and holidays.
Estimated Rate of Pay: $25.11 – $28.08 per hour (non‑exempt). The range reflects base hourly rates and does not include allowances, perks, commissions, or bonuses. Benefits are available for full‑time associates upon meeting eligibility requirements, including paid time off, paid holidays and sick days, optional paid time off for volunteering, 401(k) matching, medical, dental, vision insurance, flexible spending account, and life insurance.
