Construction Site Supervisor

Responsibilities- Oversee all phases of construction projects from pre-construction planning through final completion and turnover.
- Coordinate and supervise daily field operations, subcontractors, vendors, and onsite personnel.
- Manage projects within occupied multifamily, affordable housing, senior living, and residential communities while maintaining a high level of professionalism and resident sensitivity.
- Coordinate work schedules and logistics to minimize disruption to residents, tenants, property operations, and building staff.
- Maintain project schedules and assist in ensuring projects remain within budget expectations.
- Ensure compliance with all applicable building codes, safety standards, OSHA regulations, HUD/affordable housing requirements, and company policies.
- Obtain and coordinate required permits, inspections, and municipal approvals.
- Manage site logistics, material deliveries, staging, cleanliness, and overall site organization.
- Conduct daily quality control inspections to ensure work is completed in accordance with project specifications and Maloney Contracting standards.
- Prepare and maintain daily field reports, progress documentation, punch lists, and photo logs.
- Support project meetings with clients, consultants, property management teams, and subcontractors.
- Identify and proactively resolve field issues, scheduling conflicts, resident concerns, and construction challenges.
- Assist with project closeout activities, including inspections, turnover documentation, warranty coordination, and resident punch list completion.
- Promote a positive job-site culture focused on professionalism, accountability, safety, resident coordination, and customer satisfaction.
- 5+ years of experience in residential, multifamily, affordable housing, commercial, restoration, or design-build construction.
- Experience working within occupied multifamily and affordable housing environments.
- Strong knowledge of construction means and methods, scheduling, sequencing, site coordination, and occupied renovation procedures.
- Proven ability to manage subcontractors and maintain project momentum in fast-paced environments.
- Ability to read and interpret construction drawings, specifications, scopes of work, and project schedules.
- Excellent communication and relationship-building skills with residents, clients, consultants, subcontractors, and internal teams.
- Strong organizational skills with attention to detail and documentation.
- Proficiency with construction management software, daily reporting systems, and mobile field technology.
- Valid driver's license and access to a vehicle; travel to multiple worksites will be required.
- OSHA certification is preferred.

Pay Range: $40-45/hour depending on previous experience.
