New Home Sales Consultant

Middleburg is seeking a motivated and polished New Home Sales Consultant to drive sales and deliver exceptional service throughout the home leasing and move‑in process. You will be the face of our community—guiding prospective residents through model tours, showcasing the lifestyle and benefits of our homes, and helping residents envision their future with us. This is a fast‑paced, client‑facing sales role for someone who thrives on hitting goals, building relationships, and providing an elevated, hospitality‑forward experience.

Responsibilities
  • Act as the primary sales representative for new residents—showcasing model apartments, presenting community features, and building excitement through in‑person and virtual tours.
  • Convert inquiries and leads into leases by creating urgency and demonstrating value at every touchpoint.
  • Guide prospective residents through the full leasing journey: from first contact to application, approval, and move‑in.
  • Use CRM and leasing software (Real Page/One Site) to track leads, update availability, and manage pipeline activity in real time.
  • Develop strategic leasing campaigns, local outreach initiatives, and referral programs to generate qualified traffic and boost conversion rates.
  • Maintain expert‑level knowledge of pricing, availability, floor plans, and neighborhood amenities.
  • Continuously source new sales opportunities.
  • Overcome objections and close sales.
Customer Experience
  • Deliver five‑star service to every guest and resident—anticipating needs, building rapport, and personalizing interactions.
  • Follow up proactively via calls, texts, and emails to close leases and foster long‑term relationships.
  • Conduct new resident orientations and move‑in inspections with attention to detail and professionalism.
  • Support resident satisfaction and retention by assisting with renewal conversations and community events.
Marketing & Market Intelligence
  • Partner with marketing and the Community Manager to execute campaigns that attract your target renter profile.
  • Analyze market trends, competitor activity, and local developments to refine sales strategies.
  • Conduct regular physical and telephone market shops to stay informed and position the property competitively.
Operations & Compliance
  • Prepare all lease documents accurately and ensure timely completion and compliance with Fair Housing laws.
  • Maintain daily curb appeal and model presentation standards.
  • Support administrative tasks related to leasing, renewals, and property performance.
What We’re Looking For
  • Polished, confident communicator with a consultative sales style.
  • Comfortable navigating CRMs, leasing platforms, and digital tools.
  • Self‑starter with strong follow‑through, time management, and goal orientation.
  • Real Page/One Site experience preferred.
Requirements
  • High school diploma or equivalent; college degree and real estate license preferred.
  • 1–2 + years of high‑touch customer service or sales experience; luxury leasing, or new home sales.
  • Ability to walk the property, tour homes, and occasionally lift up to 20 lbs.
  • Willingness to work weekends and flexible hours based on business needs.
  • Driver’s license required; may operate a golf cart for tours.
