Position Overview

The Construction Estimator owns construction estimating execution to ensure construction projects are scoped, priced, and prepared accurately before work is awarded or released to operations. This role identifies scope gaps, drawing conflicts, subcontractor coverage issues, material risks, and field execution constraints early so construction projects can move forward with clear assumptions, reliable budgets, and reduced downstream risk.

Probationary Period

This position is subject to a 90-day probationary period. During this time, performance and fit within the organization will be assessed. Employment is at-will, meaning either the employee or the employer may terminate the employment relationship at any time, with or without cause, and with or without notice, during or after the probationary period.

Key Responsibilities
  • - Estimate Development:
    Develop construction estimates within approved pricing and estimating frameworks; prepare conceptual through hard-bid estimates (concept, schematic, DD, CD, hard bid), trade budgets, alternates, and allowances.
  • - Quantity Takeoffs:
    Produce detailed quantity takeoffs from drawings, specifications, addenda, and RFI responses, and translate them into labor, material, equipment, and subcontractor cost models.
  • - Subcontractor Bids:
    Build and manage bid packages; lead subcontractor solicitation, scope review, bid leveling, and comparative analysis; maintain comparison tracking.
  • - Constructability & Risk Review:
    Review drawings, scopes, and specifications for constructability and feasibility; identify and elevate scope gaps, drawing conflicts, and feasibility risks before pricing is locked.
  • - Estimate Documentation & Turnover:
    Document estimate assumptions, exclusions, alternates, allowances, and risk notes, and turn over concise estimate packages to Sales, Project Management, and Construction Operations.
  • - Cost Modeling:
    Build construction cost models covering labor, material, equipment, subcontractors, logistics, and project-specific conditions.
  • - Quick Books Entry:
    Enter all estimates into Quick Books for each project once final pricing is submitted and create additional estimate versions for scope changes or change orders.
  • - Historical Cost Data:
    Maintain a historical cost database, capture estimate-to-actual feedback, and continuously improve pricing accuracy and estimating standards.
  • - Cross-Functional Collaboration:

    Collaborate with the Project Engineer and Superintendent on execution feasibility questions, and support active estimating and preconstruction efforts with accurate technical input.
  • - Process Improvement:
    Review estimating accuracy and cost trends with Sales and Estimating leadership; contribute to estimating standards, construction assumptions, and project postmortem learnings; and develop project viability guardrails and pricing processes across divisions.
Qualifications Required Experience
  • - Five-plus years in commercial construction estimating, preconstruction, project management, or field leadership, including three-plus years preparing or reviewing multi-trade estimates.
  • - Estimating from conceptual budgeting through final hard bid (schematic, DD, CDs, addenda, post-bid) on renovation, tenant improvement, retail, restaurant, office, or comparable multi-trade projects.
  • - Builds complete cost models—labor, materials, equipment, subcontractors, general conditions, logistics, escalation, contingency—and detailed takeoffs from drawings, specs, schedules, addenda, and RFIs.
  • - Assembles bid packages, solicits subcontractors, and completes apples-to-apples bid leveling, identifying exclusions and missing coverage.
