Job OverviewThe Maintenance Supervisor is responsible for all maintenance aspects of community operations, ensuring property budget management, and maintaining a quality living environment for residents. The role involves supervising technicians, managing repair work, ensuring compliance with regulations, and maintaining safety standards. The position reports to the Community Manager or General Operations Manager.
Key Responsibilities- Supervise and direct a team of maintenance technicians, assign tasks, and ensure work is completed efficiently and to a high standard. Provide on‑job training and ensure staff are knowledgeable about property systems and maintenance procedures.
- Perform and oversee repairs on HVAC, plumbing, electrical, and other property systems. Respond to and prioritize work orders from residents, ensuring timely and effective resolution.
- Implement and manage a preventive maintenance schedule to keep all systems functioning properly and prevent future issues.
- Conduct regular inspections of the property, including common areas, buildings, and equipment, to identify maintenance needs or safety hazards.
- Ensure compliance with local, state, and federal regulations, safety and building codes, OSHA, and other safety regulations.
- Manage maintenance budget, ensuring repairs and maintenance are cost‑effective. Maintain inventory of tools, equipment, and supplies.
- Obtain vendor quotes, recommend vendors, and manage contracts for outsourced work. Coordinate with internal stakeholders and contractors for specialized repairs or large projects.
- Be available for after‑hours emergencies, ensuring critical repairs are handled promptly.
- Document maintenance activities in Sight Plan or shared trackers. Provide regular updates to property management on the status of maintenance activities.
- Perform other duties and tasks as assigned.
- High school diploma or GED equivalent. 3–5+ years of property management or related experience.
- HVAC and/or CPO license is preferred.
- Proficient knowledge of electrical, plumbing, and appliance repair with hands‑on experience. Knowledge of environmental/industrial hazards (e.g., asbestos, lead, mold, radon) applicable to residential housing.
- Ability to use a personal smart device for apps related to property operations and communication. Basic understanding of Microsoft Suite and property management software.
- Strong written and verbal communication skills in English. Organized and time‑management skills. Proven ability to supervise two or more associates.
- Operates in a fast‑paced indoor/outdoor setting, multitasks, and adapts to changing priorities.
- Requires frequent client/customer interaction, effective communication, and a professional demeanor.
- Must be available to work any of the 7 days of the week, 52 weeks of the year, and additional hours as needed. Attendance at scheduled training classes mandatory. Work schedules may change.
- Requires continuous physical effort, including heavy lifting (over 50 pounds), standing, walking, bending, and other strenuous activities; may operate heavy machinery.
- Occasional travel to various properties; minimal travel required for meetings, training, or conferences.
- Provides formal supervision within a functional area. Recommends staff recruitment, selection, promotion, advancement, corrective actions and termination. Plans and monitors staffing levels and overtime. Prepares performance appraisals and mentors team members.
- Communicates technical or factual information effectively.
- Demonstrates limited ingenuity and evaluation to perform varied, semi‑complex tasks.
- Can make decisions that significantly impact the function or sub‑function outcomes.

Pay range: $32.21 – $45.19 per hour (new hires typically start between $32.21 – 38.46 per hour). The final offer will reflect skill set, experience, internal equity, and business needs. Eligible for Essex’s discretionary annual bonus program.
