The Residential Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are maintained per CIM Group operating and safety standards. Responsibilities include diagnosing, troubleshooting, and repairing heating, ventilation and air conditioning (HVAC) units; electrical appliances, outlets, and light fixtures; plumbing, carpentry, and locks.
Additional responsibilities include, but are not limited to, assisting with preparing vacant apartment units for rental and following a planned preventative maintenance schedule.
- Ensure all tenant/building work orders are responded to within 24 hours, and handled in the most efficient manner with documentation as to work-completed on work order.
- Complete preventive maintenance work in house such as appliances or as may be directed by a member of the property management team.
- Coordinate repair and/or maintenance of the following items to the standards identified including but not limited to: doors (re‑key, hang, paint and/or replace), appliance filters, drain lines and pans, HVAC filters, condensation pans, thermostat settings, plumbing snakes up to 25 feet, electrical sockets, switches, light bulbs, breakers, flooring thresholds, minor wall repair (drywall, mud, tape and paint), ceiling repair, and plumbing fixtures (levers, faucets and drains).
- Diagnose and repair HVAC units, perform preventive maintenance by replacing filters, cleaning coils, etc.
- Perform minor to moderate‑level plumbing repairs, replacements, and/or installations including repairs of leaks and removal of clogs in sinks and toilets.
- Perform minor electrical repairs and replacement of light fixtures and related items.
- Repair and replace furnished kitchen appliances such as refrigerators, stoves, washers and dryers; consult with Maintenance Supervisor for advanced or severe repairs or replacement, ensuring proper disposal and removal from the building with appropriate approval.
- May perform painting projects ranging from full interior painting of property units to minor touch‑up and repair of walls and sheetrock.
- May perform “make ready” projects for the preparation of vacant units available for prospective tenants.
- May perform swimming pool maintenance or other facility and/or landscape projects to ensure property aesthetics meet or exceed standards.
- Adhere to CIM safety and hazard communications programs, policies and procedures and maintain a safe work environment.
- Furnish basic work tools and maintain a maintenance office with tools organized, tools and supplies inventoried and neatly stacked or organized and maintain maintenance files as requested or required by the Property Manager.
- Work primarily in an outdoor environment exposed to adverse weather conditions as well as dirt and/or dust.
- May work irregular hours (evenings, weekends), including on‑call and overtime hours, as required due to maintenance emergencies.
- High school diploma, GED or equivalent.
- Must possess a valid state‑issued driver’s license.
- One to three years of experience in facility maintenance and/or mechanical repair.
- HVAC experience required.
- EPA Type II or Universal and/or Pool Certification required at hire or within 90 days of assuming the position.
- Proficient with MS Office including Excel, Word, PowerPoint, and Outlook.
