Job Title: Commercial Property Accountant
Classification: Full-time, Exempt Department: Property Management / Accounting
The OpportunityWe are seeking a precise and analytical Commercial Property Accountant to manage the financial lifecycle of a diverse portfolio of commercial assets. This role is the financial heartbeat of our property management operations, ensuring that property-level reporting is accurate, timely, and actionable for our owners and stakeholders.
You will have full ownership of the accounting cycle for your assigned portfolio—from managing complex tenant billings and CAM reconciliations to producing monthly financial packages and assisting with annual budgets. This is an ideal role for an accounting professional who enjoys the intersection of real estate operations and technical financial reporting.
Responsibilities- Financial Reporting: Prepare and deliver comprehensive monthly, quarterly, and annual financial statement packages for a portfolio of commercial properties (Office, Retail, or Industrial).
- General Ledger Management: Maintain the general ledger for each entity, including journal entries, accruals, and bank reconciliations.
- Cash Management: Monitor property cash flows, ensuring sufficient liquidity for operations and timely distribution of funds to owners.
- Tenant Billings: Oversee the accuracy of the rent roll, including the processing of monthly rent, miscellaneous charges, and late fees.
- CAM Reconciliations: Lead the annual Common Area Maintenance (CAM), real estate tax, and insurance reconciliations, ensuring all billings are in strict accordance with lease terms.
- Lease Analysis: Review new and amended leases to ensure financial terms, security deposits, and rent escalations are accurately captured in the accounting system.
- Expense Oversight: Review and code property-level invoices, ensuring expenses are allocated correctly against budget line items.
- Capital Expenditures: Track and account for tenant improvements (TI) and capital projects, ensuring proper depreciation and lien waiver documentation.
- Annual Budgeting: Partner with Property Managers to develop annual operating budgets and provide monthly variance analysis (Budget vs. Actual).
- Audit & Tax Prep: Prepare year-end work papers and documentation for external auditors and tax preparers.
- Professional
Experience:
1+ years of accounting experience, with at least 2 years specifically focused on commercial property accounting. - Technical Mastery: Deep understanding of GAAP as it relates to real estate, including accrual and cash-basis reporting.
- Systems Fluency: Proficiency in industry-standard property management software is required (e.g.,
Yardi, MRI, or App Folio
). - Excel
Skills:
Advanced Excel capabilities (Pivot Tables, VLOOKUPs) for data analysis and reporting. - Education: Bachelor’s degree in Accounting or Finance is required.
