Responsibilities
  • Review mechanical bid tabs and exhibit B
  • Interview and select subcontractors for each project
  • Day‑to‑day manage MEP subcontractors
  • Review and approve MEP monthly requisitions
  • Review and approve MEP change orders
  • Conduct site walks to ensure work is progressing according to schedule, including schedule updates
  • Communicate directly with BIM/VDC personnel and Superintendent to ensure coordination is on track with schedule
  • Work with the A/E team to develop successful solutions to coordination items
  • Review all MEP submittals
  • Obtain all documentation from inspections and testing
  • Oversee the MEP and FP contractor and the Commissioning agent
  • Coordinate with any owner third‑party MEP contractors or testing agencies
  • Obtain all mechanical close‑out documentation, as‑built drawings, attic stock, and O&Ms
  • Coordinate multi‑trade portions of the project, e.g., curtain wall with security, electrical, and door hardware
  • Develop and monitor equipment delivery logs; organize submittal process for long‑lead items first
  • Attend weekly owner meetings, subcontractor meetings, coordination meetings, and field meetings
  • Obtain approval and sign‑off from any and all AHJs
  • Work with retail and/or tenant fit‑out as applicable
  • Develop work lists and complete MEP punch list
  • Coordinate owner training and turnover
  • Work with all public utility companies to ensure project requirements are met, including temporary electrical, steam, and natural gas
  • Coordinate and direct as needed all parties to successfully complete life safety inspections
  • Coordinate between trades and documents; ensure electrical requirements for mechanical are correct and light power matches electrical drawings
Qualifications
  • Bachelor of Science (technical/engineering degree) in Mechanical, HVAC, Plumbing, Electrical, and Fire protection
  • Minimum 5+ years experience with Mechanical, Electrical, Plumbing and Fire Protection systems
  • Minimum 2+ years of project management experience
  • Strong computer skills – MS Excel, Word, Outlook
  • Ability to read and comprehend drawings and specifications
  • Complete understanding of BIM/VDC coordination, including various hit‑detection programs
  • Knowledge of local, city, state, and international building codes for the project location
  • Knowledge of ASHRAE, NEC, NFPA, and LEED requirements
  • Extensive knowledge of testing, balancing, and commissioning practices
  • Ability to make decisions quickly and accurately
  • Ability to communicate at all levels
