Maintenance Technician II

Overview

Avalon Bay Communities, Inc. seeks a Maintenance Technician II to support community maintenance for high‑standard apartment homes in West Palm Beach, FL.

• Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
• Complete assigned service requests and repairs in accordance with company operating and equipment/supply standards, maintaining a timely response.
• Ensure vacant apartment homes are rent‑ready in a timely manner and perform turnkey work as required.
• Conduct apartment preventive maintenance.
• Assist in painting both interior and exterior surfaces.
• Maintain an incident‑free safety culture by following Avalon Bay safety policies and procedures, reporting unsafe behavior or conditions.
• Perform hot works including brazing, soldering, and welding within Avalon Bay’s standards.

• 2‑3 years of maintenance work experience, covering HVAC, plumbing, electrical, and general maintenance.
• Valid driver’s license.
• Ability to work an on‑call schedule in rotation with the team each month.
• Strong customer‑service communication skills.
• Comprehension of policies and procedures, including key control, apartment home turnover, and maintenance emergency policies.
• Knowledge of cleaning and chemical supplies, reading Hazard Communication Safety Data Sheets, and handling chemicals safely.
• Proficiency with personal protective equipment and its proper use.
• Basic understanding of emergency systems, shutoffs, locations, and sequence of operations.
• Knowledge of paint types and painting tools.
