Laguna Point Properties acquires, operates and repositions multifamily properties. We manage the full lifecycle of our investments: sourcing and underwriting, overseeing performance through ownership, and executing dispositions, refinances and recapitalizations, while keeping investors informed at every step. The active portfolio is 22 communities and roughly 5,650 apartment homes across Utah, Nevada, New Mexico, Arizona and Florida, operated by third-party management companies.
We are a small, hands-on team, which means everyone works close to the deals and has real ownership over outcomes.
Work directly alongside our Director, Investments and Capital Markets across underwriting, transactions, valuation and investor reporting, and own the portfolio analytics and pricing work those decisions depend on. Roughly 60% investments and capital markets, 40% portfolio operations and analytics. This is a support role on day one, built to grow. As you learn the process and prove yourself, you take on more of the investment work independently.
Responsibilities- Build and maintain complex financial models, and run scenario analysis on prospective and existing investments.
- Help review multifamily investment opportunities, including offering materials and independent market research.
- Prepare investment presentation packages, including investment committee materials.
- Own the broker opinion of value program across active assets, and build hold-sell analysis across the portfolio.
- Support refinances, extensions, recapitalizations and dispositions from initial review through closing, and assemble lender diligence packages.
- Prepare analysis supporting investor distributions, and support the quarterly investor reporting cycle.
- Own the portfolio cash and funding forecast: 13-week, monthly outlook, base, downside and stress cases.
- Assist with property budgets and reforecasts, and review rent rolls and financial statements.
- Own the revenue management system: pricing configuration, base and floor rents, rate review, and reconciliation against the property management system.
- Find recurring manual work and automate it, with the time saving measured.
- Bachelor's degree in real estate, finance, accounting, economics or a related field, or equivalent experience.
- Two to four years of real estate analysis, underwriting, asset management or revenue management experience; multifamily preferred.
- Ability to build financial models in Excel from scratch and maintain them.
- Ability to read and analyze income statements, balance sheets and rent rolls, and find the error in them.
- Comfort reconciling systems that disagree with each other, and determining which one is right.
- A specific example of a recurring process you automated or streamlined, including how you verified the output was correct.
- Excellent written and verbal communication, and the self-direction to work independently on a small team.
- Agency or bridge debt exposure.
- A revenue management platform exposure such as Rentana, and a property management system such as Res Man.
- Python, SQL, Power Query or Power BI exposure.
- Version control and reproducible analysis practices.
- Hands-on experience applying generative AI tools to real business processes.
- Affordable housing or LIHTC exposure.
Base salary range of $85,000 to $115,000, depending on experience.
