Overview
Maintenance Technician - Full Time | New Jersey, West Windsor (Zip 08550)
Total Base Pay Range: $52,500.00 - $74,000.00
The Maintenance Technician is responsible for executing maintenance requests, diagnosing problems, and performing repairs to maintain the physical condition of the community and ensure timely service delivery.
- Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
- Complete assigned service requests and repairs in accordance with company operating and equipment/supply standards and in a timely manner.
- Ensure vacant apartment homes are rent‑ready on schedule, performing turnkey work as required.
- Conduct apartment preventative maintenance.
- Assist in painting interior and exterior surfaces.
- Maintain an incident and injury‑free safety culture by following all safety policies, procedures, and reporting unsafe conditions.
- Perform hot works, including brazing, soldering, and welding within company standards.
- 2–3 years of maintenance experience, including HVAC, plumbing, electrical, and general maintenance.
- Valid driver’s license.
- Ability to accommodate an on‑call schedule in rotation each month.
- Strong customer‑service communication skills.
- Ability to read and understand policies and procedures such as Key Control Policy, Apartment Home Turnover Policy, and Maintenance Emergency policies.
- Knowledge of cleaning and chemical supplies, proper handling of hazardous materials, and interpretation of Safety Data Sheets (SDS).
- Knowledge of personal protective equipment (PPE) and proper use.
- Basic understanding of emergency systems, shutoffs, locations, and sequence of operations.
- Demonstrated knowledge of paint types and paint tools.
