Utility Plant Supervisor

The Utility Plant Supervisor is responsible for the operation, maintenance and repair of the campus heating, ventilation, and air conditioning systems and other mechanical systems including but not limited to campus steam system, boilers, chillers, coolers, cooling towers, chilled water systems, hot water systems, air handlers, exhaust fans, laboratory Air and Vac, fume hood exhaust fans, pumps, electrical equipment, plumbing systems as it relates to domestic hot water, BMS controls, campus water main, pool systems, acid neutralization systems and all associated campus equipment;

performs related work as required.

Duties include but not limited to:

  • Supervises the operation, maintenance and repair of the institution steam power plant including the heating, ventilation, air conditioning, mechanical, related electrical and plumbing equipment and systems, pool systems, acid neutralization systems, and performs related work as required.
  • Monitors the operation, maintenance, repair and cleaning of boilers, furnaces and auxiliary boiler equipment such as oil burners, blowers, flow meters, pumps, compressors, generators, hot water heaters and other similar mechanical items; and make repairs to power plant equipment or other mechanical or electrical repairs throughout campus.
  • Reads meters and gauges at specified intervals to ensure proper temperature, pressure, fuel levels, water levels, etc.
  • Implements the lubrication schedule for heating, ventilating and air conditioning equipment and auxiliary equipment.
  • Monitors the operation, maintenance and repair of refrigeration system, chiller systems, and equipment; institution heating system; an institution water distribution system, including hot water, pumping, geothermal wells and storage.
  • Operate, maintain, and control Building Management Systems for all campus buildings;
    Honeywell EBI, Siemens Desiga, and pneumatic systems.
  • Perform pipe fitting repairs on steam, condensate, hot water, chilled water and related systems.
  • Maintains and monitors campus pool equipment.
  • Work with the campus plumbers as needed to ensure campus hot water heaters and associated systems are maintained properly.
  • Monitors the maintenance of power house logs, recording gauge readings, fuel consumption, steam generation and maintenance work; keeps time, vacation, sick leave and other work attendance records.
  • Supervise and train new hires in the HVAC, Power Plant, and Plumbing Dept. as needed.
  • Operate, maintain, and control work order/PM systems for all campus buildings;
    School Dude and Camis. Evaluate needs, complete work and close out work orders.
  • Provide Project Management support and project review - Operational and Capital Projects.
  • Work with DCAMM, state inspectors, and local inspectors for all related equipment inspections campus wide.
  • Operate Arial Boom Lift for varied projects.
  • Provide shift coverage in power plant as needed.
  • Performs related duties such as inventory control, requisitioning maintenance and repair supplies and materials; preparing power plant reports; general maintenance and repair reports; recommendations on the purchase of new inventory. Research recommended parts and equipment for purchase.

Qualifications:

  • Knowledge of the principles, practices and techniques used in the operation of a power plant.
  • Knowledge of the principles, types of operation, and uses of industrial type heating systems; high- and low-pressure boilers; steam plant accessory equipment such as feed-water regulators, etc.; industrial heating, ventilation and air conditioning systems; precision measuring equipment used in a power plant such as manometers, voltmeters, anemometers, tachometers, etc.; and calibration of pneumatic controls used in power plant operations.
  • Knowledge of the principles, practices and techniques used in firing and operating high- or low-pressure gas or oil-fired boilers and their auxiliary equipment.
  • Knowledge of the safety practices and procedures followed in power plants.
  • Knowledge of the principles, practices and techniques used in supervision.
  • Knowledge of the methods of general report writing.
