Building Maintenance Mechanic
The Building Engineer is responsible for the safe operation, monitoring, and maintenance of complex HVAC, electrical, life safety, and critical infrastructure systems at a commercial office facility in Westford, Massachusetts. The facility includes a centralized chilled water plant, cooling towers, data center cooling equipment, emergency generators, and extensive electrical distribution systems. This position does not include steam or hot water boiler operation and therefore does not require a Massachusetts Stationary Engineer (DFS) license.
The role focuses on system operation, preventive maintenance, emergency response, and coordination with licensed contractors in compliance with applicable Massachusetts and federal regulations.

- Chillers
- CRAC units
- DX units
- Split systems
- Refrigeration compressors
What you'll do:
- Mechanical & HVAC Operations
- Operate and monitor:
- Chillers (centrifugal and reciprocating)
- Cooling towers and chemical treatment systems
- Chilled and condenser water pumps
- Fan coil units, VAV boxes (with and without reheat)
- Data center CRAC and Liebert cooling systems
- Monitor BAS/BMS and respond to alarms
- Perform system rounds and record operating parameters
- Electrical Systems Support
- Monitor and support:
- Medium and low voltage electrical distribution
- Switchboards, panels, transformers
- UPS and critical power systems
- Coordinate licensed electricians for regulated work
- Emergency & Life Safety Systems
- Support testing and readiness of:
- Emergency generators
- Automatic Transfer Switches
- Fire alarm systems
- Emergency lighting and egress systems
- Respond to power failures and system outages
- Preventive & Corrective Maintenance
- Perform routine maintenance on mechanical systems within scope
- Coordinate specialized service vendors as required
- Maintain accurate service records and maintenance logs
- Compliance & Documentation
- Maintain operational documentation
- Support inspections by:
- Fire Department
- Insurance representatives
- AHJ or third party inspectors
- Report unsafe or non compliant conditions immediately
Demonstrated experience operating and maintaining:
- Chilled water systems
- Cooling towers and condenser water systems
- Pumps, motors, and VFDs
- RTUs and packaged DX units
- Liebert / data center cooling systems
- Dry type transformers, switchboards, and panels
Experience supporting:
- Natural gas emergency generators
- Automatic Transfer Switches (ATS)
- Fire alarm systems (Simplex)
- Emergency response and system restoration
What you'll need:
- EPA 608 Universal Certification (Required)
- 5+ years' experience in:
Commercial, industrial, data center, or mission critical facilities - OR
- Equivalent combination of hands-on experience and technical training
- Ability to respond to after-hour emergencies as required
- Manufacturer training (Liebert, Trane, Daikin, McQuay, Carrier) (Preferred)
- BAS/BMS experience (Preferred)
- OSHA 10 or OSHA 30 (Preferred)
- NICET (Fire Alarm – awareness level) (Preferred)
- Generator operations and paralleling experience (Preferred)
Physical & Work Conditions
- Ability to work in mechanical rooms, roofs, electrical rooms, and confined spaces
- Ability to lift up to 50 lbs
