Overview

Healthcare Realty (NYSE:HR) is recruiting for an experienced, full-time on-site Portfolio Engineer for several medical office buildings in the Lower Westchester County NY / Southern Fairfield County, CT area. The Portfolio Engineer is responsible for the overall engineering operations, maintenance, and reliability of multiple properties within an assigned portfolio. This role provides technical leadership while managing engineering staff, overseeing building systems, supporting capital projects, and ensuring facilities operate safely and efficiently.

The Portfolio Engineer serves as the primary liaison between Engineering, Property Management, and Project Management to ensure operational excellence, preventative maintenance, regulatory compliance, and superior tenant service. The pay range is $115,000 - $130,000 per year with eligibility for an annual performance bonus. Responsibilities
  • Provide engineering support for multiple facilities within the assigned portfolio.
  • Serve as the subject matter expert for HVAC, electrical, plumbing, mechanical, building automation, and life safety systems.
  • Troubleshoot complex building system issues and recommend long-term solutions.
  • Develop engineering standards, specifications, and best practices.
  • Review engineering studies, reports, drawings, and technical documentation.
  • Evaluate the condition and performance of building infrastructure and critical equipment.
  • Assist in developing capital replacement plans.
  • Identify opportunities to improve equipment reliability and operational efficiency.
  • Support preventive and predictive maintenance strategies.
  • Coordinate with engineers, contractors, and consultants.
  • Assist with emergency preparedness and business continuity initiatives.
  • Review contractor proposals and engineering recommendations as part of Vendor & Contractor Management.
  • Monitor quality of work and adherence to specifications; assist with contract development and selection.
Knowledge & Skills
  • Strong knowledge of HVAC, electrical, plumbing, mechanical, and building automation systems, including gas-fired warm water boilers, loops, attached pumps, expansion tanks, VAVs, and related warm water heating appliances; condenser water loops, attached pumps, water towers, heat exchangers for medium transfer, and water-sourced heat pumps.
  • Understanding of facility operations and maintenance best practices.
  • Excellent written and verbal communication skills.
  • Experience with CMMS and computerized asset management systems.
  • Familiar with workplace safety standards including LOTO and OSHA PPE requirements.
  • Ability to interpret engineering drawings and specifications; strong analytical and problem-solving skills.
  • Proficiency with Office software; ability to use a laptop, mobile phone, and various phone apps.
  • Strong project management and organizational abilities; ability to manage multiple priorities across multiple locations.
  • Leadership history of managing, leading, and mentoring engineering staff (up to
    8) and fostering a positive work environment for staff and vendors.
Physical Requirements
  • Ability to travel regularly between assigned facilities.
  • Ability to inspect mechanical rooms, rooftops, crawl spaces, and construction sites.
  • Ability to lift up to 50 pounds occasionally.
  • Ability to climb ladders and walk extended distances during facility inspections.
Qualifications
  • Minimum of 10 years of engineering experience supporting commercial, healthcare, higher education, industrial, or institutional facilities.
  • Experience with large building portfolios preferred.
  • Experience managing capital improvement projects.
  • Knowledge of facility maintenance and asset management practices.
