National Standards for the Physical Inspection of Real Estate (NSPIRE) Inspector Department:
Inspections Pay Rate: $25.48/hr status:
Full-Time, Non-Exempt Are you an experienced electrician, plumber, carpenter, construction worker, or property maintenance professional looking for a new career path where your skills truly make an impact? If you’ve worked in building trades, facilities maintenance, or residential construction, you may be an excellent fit — even if you’ve never worked in inspections before.
What You’ll DoIn this role, you’ll put your real-world building and repair knowledge to work by:
Inspecting housing units to ensure they meet HUD’s National Standards for the Physical Inspection of Real Estate.
Checking for safety hazards, code issues, and lead-based paint compliance
Identifying repairs needed and determining whether they’re the responsibility of the owner or tenant
Communicating inspection results clearly and professionally
Completing inspection reports and maintaining accurate records
Working closely with Housing Specialists and Rental Analysis teams
Providing monthly updates and inspection trends to the Supervisor Your work helps families live in safe, healthy homes — and helps property owners stay compliant.
What We’re Looking For We’re seeking someone who combines hands-on building knowledge with strong communication and problem‑solving skills.
Ideal Backgrounds Include:
Electrician Plumber Carpenter HVAC technician
General construction or laborer
Building/property maintenance technician
Property management maintenance staff
These roles often give candidates familiarity with housing systems, safety standards, and even experience with housing programs.
Key Skills & Strengths Ability to spot structural, mechanical, and safety issues
Strong customer service and communication skills
Comfort working independently and managing multiple inspections
Basic computer skills (Microsoft Office proficiency a plus)
Sound judgment, integrity, and respect for diverse communities
Strong attention to detail and ability to write clear, accurate reports
Training & Certification Must obtain CVR NSPIRE Proficiency certification within 90 days (we provide training).Additional seminars and training as required.
QualificationsA valid drivers license
Proof of insurance
One (1) year of experience working with the public
Experience working with diverse groups
Experience in construction, property maintenance, or low-income housing preferred
Bachelor’s degree OR three (3) years equivalent experience in housing inspections or fieldworkEEO StatementCVR is an Equal Opportunity Employer.
