Trades ​/ Skilled Labor Technician, Building Maintenance

* The Technician completes assigned preventive maintenance and reactive maintenance repairs.

** Responsibilities*
* + Handles special work assignments, projects, and trouble calls while on shift.

+ Inspect all areas of the building(s) and report deficiencies as well as suggestions for improvement

+ Evaluate and complete minor repairs for common element space systems and maintenance to plumbing, electrical and HVAC systems

+ Conducts and documents regular facility inspections.

+ Review and coordinate work assignments; plan work to be performed and obtain necessary tools, equipment, and materials

+ Complete minor repair of appliances with required replacement parts.

+ Perform minor repair to light fixtures throughout various spaces within the facility.

+ Perform minor carpentry work; if major repair is required such as entire replacement is required of doors and windows this shall be subcontractor to specialized trades.

+ Complete carpet cleaning to remove stains as needed and caulk interior spaces around appliances due to wear and tear.

+ Repair and maintain exterior and interior premises, i.e., interior painting and drywall repairs, hanging wall furnishings, wall repair, minor barricade preparation, sign maintenance/cleaning, door and lock repairs, cleaning of spills and moving of furniture as directed by client.

+ Repair of building furnishings, maintain building storage areas, repairing and maintaining bathroom partitions and amenities, maintain exterior painting, minor maintenance interior and exterior décor.

+ Assist in maintaining the on-site parking lots and walkways in the winter

+ Inventory and order preparation for maintenance supplies

+ Assists in the receiving of deliveries of site supplies and equip.

+ Administer necessary inventory control programs to ensure adequate spare parts and material inventories

+ Ensures security and emergency preparedness procedures are implemented properly.

+ Coordinate and escort contractors, monitor work progress, verify work completion, and provide status updates to site management.

+ Complete PM work orders and maintain accurate maintenance records.

+ Document completed work, materials used, and follow-up actions required.

+ Conduct routine inspections of emergency lighting, exit signage, fire extinguishers, eye wash stations, and other life safety equipment.

+ Report deficiencies and coordinate corrective actions as needed.

** Qualifications*
* + High school diploma or equivalent.

+ Minimum  
** 2-3 years of commercial building maintenance experience** .

+ Working knowledge of  
** electrical, plumbing, HVAC, carpentry, and general building repairs** .

+ Ability to safely operate hand tools, power tools, ladders, and mobile equipment.

+ Ability to troubleshoot and complete minor repairs independently.

+ Basic computer skills for work orders, email, and documentation.

+ Valid driver's license with acceptable driving record.

+ Ability to lift up to 50 lbs. and routinely perform walking, climbing, bending, and ladder work.

+ Ability to pass background screening and any site-specific requirements.

+ Strong customer service and communication skills when interacting with tenants, employees, and contractors.

** Preferred Qualifications*
* + Experience in a  
** Class A office, manufacturing, industrial, or corporate campus environment** .

+ Trade certification or technical training in HVAC, electrical, plumbing, or building maintenance.

+

Experience with CMMS/work order systems (Corrigo, Maximo, Service Channel, etc.).

+ Knowledge of access control systems, automatic doors, gate arms, and low-voltage systems.
