The Maintenance Director is responsible for planning, organizing, and directing all maintenance, repair, housekeeping, and physical plant operations for the community. This role leads the Maintenance and Housekeeping teams, ensures compliance with safety and regulatory requirements, manages preventive maintenance programs, and partners with leadership to maintain a tour-ready, well-functioning environment.
Key Responsibilities Leadership & Team Management- Hire, train, schedule, supervise, and evaluate maintenance and housekeeping team members
- Provide coaching, performance feedback, and disciplinary recommendations as needed
- Ensure adequate department coverage, including on-call response for emergencies
- Foster teamwork, professionalism, and accountability across departments
- Oversee daily maintenance and housekeeping operations to ensure cleanliness, safety, and comfort
- Coordinate work orders, prioritize repairs, and ensure timely completion
- Maintain common areas, resident apartments, grounds, and support spaces to high standards
- Ensure all work is performed in compliance with local and state codes
- Oversee and/or perform minor repairs related to electrical, plumbing, HVAC, carpentry, painting, and structural needs
- Manage preventive maintenance schedules for HVAC, elevators, fire systems, generators, kitchen equipment, emergency call systems, and lighting
- Maintain accurate preventive maintenance documentation and logs
- Lead safety, fire prevention, and emergency preparedness programs
- Schedule and oversee fire drills and disaster drills
- Ensure compliance with OSHA, Hazard Communication, MSDS, and EPA requirements
- Participate in regulatory inspections and maintain positive relationships with inspectors and agencies
- Maintain a safe, secure, and tour-ready environment at all times
- Oversee grounds maintenance, landscaping, pool and spa operations (if applicable)
- Coordinate vendor relationships, secure bids, schedule contracted work, and track expenditures
- Maintain tools, equipment, storage areas, and maintenance spaces in an organized manner
- Maintain emergency vendor contact lists
- Prepare annual department budget requests and monitor expenses against approved budgets
- Collaborate with leadership on capital projects and special initiatives
- Participate in daily leadership stand-up meetings
- Support marketing efforts through tours, events, and professional interactions with prospects and families
- Perform other duties as assigned by the Executive Director
- High school diploma or equivalent required
- Minimum 2 years of supervisory experience in facilities, maintenance, housekeeping, or building operations
- Working knowledge of building systems, electrical, plumbing, HVAC, and general construction
- Ability to troubleshoot, prioritize, and resolve maintenance issues efficiently
- Strong organizational, communication, and leadership skills
- Ability to safely operate tools and equipment used in facility operations
- Ability to meet physical requirements of the role, including lifting, bending, and mobility
- On-call availability for emergencies, including evenings and weekends
- Compassionate, service-oriented approach when working with older adults and families
