Overview
Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certification preferred.
Conway GardenWeekend hours:
On‑call as required.
- Perform repairs to make‑ready units in a timely manner.
- Responsible for 24‑hour on‑call as scheduled by the Service Manager and respond to paging.
- Assist the Service Manager or Housekeeper with their work if necessary.
- Assist Grounds personnel with trashing out units if necessary.
- Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.
- Inspect property for improvements and repairs and review with the Service Manager.
- Perform work order requests and assist the Service Manager with maintenance requests.
- Ensure grounds are free of litter at all times.
- Operate and perform scheduled maintenance properly on all equipment.
- Know the location of gas and water meter emergency cut‑offs, apartment fixture cut‑offs, and sewer clean‑outs.
- Paint interior and exterior when required.
- Assist the Property Manager or other staff members when requested.
- Perform work orders with same‑day completion in mind.
- Review work orders with the Service Manager daily.
- Adhere to policies outlined in the Employee Handbook.
- Keep the maintenance shop clean and in order at all times.
- Be immediately available in the event of snow.
- Follow the Maintenance General Operating Policies.
- Maintain a professional appearance in uniform and display a good attitude at all times.
- Be aware of personal hygiene and cleanliness while on the job.
- Understand the importance of a good attitude and team spirit; work well with other staff members.
- Be cooperative in helping at another site when needed and be flexible to transfer to another property if required.
- After‑hours on‑call required on a rotating basis.
- Must have reliable transportation.
- Perform other duties as assigned.
- HVAC skills with CFC certification.
- CPO certification preferred.
- Plumbing, electrical, and carpentry skills.
- Knowledge of SDS and OSHA regulations.
- 608 Refrigerant Certification preferred; training will be provided if necessary.
- Position may require night/weekend work.
- Required to be on call.
- Duties performed both inside and outside, even in extreme temperatures below 32°F and above 100°F.
High school diploma or general education degree (GED); or one to three months of related experience or training; or an equivalent combination of education and experience.
Certificates, Licenses, Registrations- Current driver’s license.
- CFC Certificate (where needed).
Skills and Abilities
- HVAC, plumbing, carpentry, and electrical skills.
- Pool certification if required.
Stand, walk, use hands to finger, handle, or feel; reach with hands and arms; sit, climb or balance; kneel, crouch, or crawl; lift or move up to 100 pounds. Requires peripheral vision and depth perception.
Work EnvironmentThe employee is exposed to moving mechanical parts, toxic or caustic chemicals, outdoor weather, electrical shock, wet or humid conditions, high or precarious places, fumes or airborne particles, extreme cold or heat, vibration, and moderate noise levels.
