Construction Manager/ Foreman
Overview
The Senior Project Manager is responsible for managing the design, development, and construction of projects for a client account, following established processes and procedures. The role interacts with multiple stakeholder teams including client, facility management, transactions, occupancy planning, general contractors, and vendors, coordinating master contractor agreements for tenant improvement and facilities projects.
Responsibilities- Identify and resolve project issues and ensure overall project objectives and client needs are met.
- Schedule and lead project meetings, prepare agendas, and develop and maintain master project budgets and timelines.
- Prepare and coordinate project reports and drawing reviews for clients and facility management at all project phases (conceptual, schematic, design development, and construction).
- Develop and execute project work plans, revising them as necessary to meet changing needs and requirements.
- Track project timelines and costs, creating schedules in Microsoft Project and maintaining budgets in Microsoft Excel.
- Coordinate and track schedule dependencies and ensure synchronization among all stakeholders.
- Maintain project status in the designated tracking system and provide weekly status and schedule updates.
- Supervise general contractors and vendors, ensuring timely and satisfactory project completion.
- Prepare written scopes of work (SOWs), request for proposals (RFPs), and contracts for general contractors, design consultants, and other vendors.
- Conduct bid leveling, bidder interviews, and issue bid award recommendations.
- Issue contracts and purchase orders, manage budget transfers, and enter schedules of values (SOVs) into the accounting system.
- Advise corporate management on perceived project risks and obtain approvals for changes to scope, design, schedule, or cost.
- Ensure project definition documents are prepared, maintained, and compliant with lease review and tenant improvement allowances.

- B.S. degree in Architecture, Construction Management, or Engineering preferred.
- Seven to ten years of directly related project management and/or construction experience.
- Hands‑on experience with tenant improvement construction projects and ability to read and understand construction specifications and drawings.
- Proven leadership, administrative, and technical background with strong project responsibility experience.
- Excellent oral and written communication skills and ability to organize and coordinate multiple projects while maintaining client relations.
- Proficiency in Microsoft Project and Excel for scheduling, budgeting, and reporting.
The role requires travel up to 35% of the time; frequency and duration may vary.
Compensation$ – $ per year, commensurate with experience and market conditions.
