The Building Services Project Manager II independently manages assigned warranty claims, service work, repairs, renovations, and limited-complexity projects from handoff through closeout with limited oversight from the Building Services Operations Manager. This position is responsible for responsive customer communication and the safe, timely, quality, and financially sound execution of assigned work.

Essential Job Functions

  • Respond promptly and professionally to assigned warranty claims and service requests, recognizing that warranty service is the department’s highest priority.
  • Independently review contracts, warranty obligations, project records, and site conditions; determine appropriate response strategies; and coordinate customers, subcontractors, suppliers, and internal resources through resolution.
  • Independently manage customer communication and most warranty concerns, document commitments and follow-up actions, and develop recommended solutions before escalating disputed, sensitive, recurring, or higher-risk issues.
  • Investigate recurring or unclear warranty conditions, identify probable causes, evaluate corrective options, and recommend practical and cost-effective resolutions.
  • Identify customer needs and future opportunities and communicate them to the Building Services Operations Manager and appropriate Business Development representative.
  • Follow the Building Services Charter, Project SOP, and applicable company project management, contract, accounting, safety, and quality procedures.
  • Consistently apply Building Services and company procedures with limited oversight and identify circumstances requiring interpretation, deviation, or leadership approval.
  • Maintain complete and timely records in Procore and other required systems, including contracts, submittals, RFIs, daily documentation, customer communications, changes, costs, and closeout documents.
  • Review project documentation and financial information for completeness and accuracy and resolve deficiencies before they affect execution or closeout.
  • Participate in workload and project reviews, maintain status information, and communicate capacity or support needs.
  • Identify recurring execution issues and recommend practical improvements to Building Services procedures, templates, workflows, and customer service practices.
  • Assist less-experienced Building Services personnel by answering routine process and project-execution questions when requested.
  • Visibly support and uphold Marcus Construction’s safety and quality culture.
  • Independently complete required project planning and inspections, verify subcontractor compliance, anticipate project-specific safety and quality concerns, and coordinate corrective action when deficiencies are identified.
  • Ensure completed work meets contract requirements, applicable codes, manufacturer requirements, and customer expectations.
  • Position Qualifications and Experience
  • Four-year degree in Construction Management or a related field preferred. Equivalent relevant construction experience may be considered.
  • Five or more years of progressively responsible commercial, industrial, agribusiness, warranty, service, field supervision, or project delivery experience preferred.
  • Demonstrated success independently managing multiple concurrent construction projects, warranty claims, or service assignments.
  • Demonstrated ability to resolve moderately complex construction, customer, subcontractor, schedule, and financial issues with limited oversight.
  • OSHA 30 preferred.
  • Strong working knowledge of construction drawings, specifications, contracts, warranty obligations, estimating, scheduling, procurement, cost control, forecasting, change management, billing, safety, quality, and closeout.
  • Demonstrated ability to independently organize and execute a sustained workload of routine and moderately complex assignments with limited oversight.
  • Strong customer service, communication, judgment, problem-solving, attention to detail, and time-management skills.
  • Ability to safely perform miscellaneous general carpentry and minor construction tasks using common hand and power tools when needed to resolve warranty items or support project execution.
  • Able to travel throughout the US and Canada
  • Proficient use of Procore and CPM scheduling software.
  • Microsoft Word, Microsoft Co-Pilot, Excel, PowerPoint, Teams, Outlook, SharePoint, and One Drive.
  • Proficient use of lasers, levels, and layout equipment.
