Key Responsibilities:
- Examine and understand project specifications and construction documents.
- Coordinate with technical consultants/engineers to ensure that the contract documents and the Owner-Architect contract obligations are met throughout construction.
- Assist in the preparation of Architect’s Supplemental Instructions (ASI’s) and Bulletins.
- Review Contractor Change Order Requests and Payment Applications.
- Perform punch list site visits; author and issue final report(s).
- Review project closeout documents.
- Receive/log, review, return, and track the submittal process.
- Actively observe construction progress to ensure compliance with established standards.
- Implement rigorous quality control measures to ensure compliance with contracts and building and code requirements.
- Prepare detailed field observation reports to document progress and address any issues promptly.
- Facilitate core meetings to ensure seamless coordination among project stakeholders.
- Review and respond to Requests for Information (RFIs).
- Regularly communicate project updates to all relevant parties.
- Able to travel and/or work remotely (from local construction sites or project locales).
- Ability to work cooperatively with the project team, including but not limited to owners, engineers, testing agencies, authority having jurisdiction (AHJ), and contractors.
Qualifications:
- Minimum of 10 years of experience in architecture, with at least 5 years in construction administration.
- Demonstrated passion for maintaining quality control and excellence in construction.
- Proven ability to collaborate effectively with team members both in-office and on-site.
- Excellent verbal and written communication skills.
- Proficiency in Autodesk Revit, Microsoft suite, Bluebeam, Plan Grid, and other construction management software.
