CQA Roof Observer

Mantis Innovation provides managed facility services and turnkey program management with technology-enabled solutions targeting the entire building footprint. They impact 70%% of building operator critical budget dollars, including electricity and natural gas procurement, renewable energy, demand response, climate impact reduction, net zero strategies, sustainability planning, roofing, solar, HVAC assessment management, pavement, building envelope, data center optimization, EV charging, lighting/LED retrofits, HVAC/mechanical systems, and BMS/BAS improvements.

The CQA Observer provides on-site observation of roofing, paving, and building envelope projects to ensure compliance with contract specifications, manufacturer guidelines, and Mantis quality standards. This role supports the delivery of high-quality facility assessments and project oversight across service lines.

• Read and understand project plans, specs, and submittals
• Observe and document contractor performance for compliance
• Verify material storage, installation methods, and deck conditions
• Confirm nightly watertight conditions and final system integrity
• Participate in punch list reviews and warranty inspections

• Adhere to Mantis safety policies and procedures at all times
• Wear and maintain required PPE for jobsite conditions
• Complete job hazard analysis (JHA) forms and participate in safety briefings
• Report incidents or unsafe conditions immediately

• Create detailed daily observation reports with photographic evidence
• Use tablets and software tools to record and upload data
• Communicate clearly with PMs, contractors, and team members

• High school diploma or equivalent
• Valid driver’s license with a clean driving record
• Proficiency with Microsoft Office and tablet-based field tools
• Ability to read and interpret construction documents
• Physically able to climb ladders/scaffolding and lift 50 lbs

• 5+ years in construction, roofing, or facility assessment roles
• Previous CQA or project inspection experience
• Roofing Technology Certificate or related certifications
• RCI/IIBEC coursework or certifications
• Experience with pavement or building envelope technologies

• Detail-oriented with strong documentation skills
• Clean and professional verbal/written communication
• Effective time management and adaptability on fast-paced projects
• Collaborative, service-oriented mindset
• High integrity and commitment to jobsite safety

• PPE including hard hat, harness, vest, gloves, and safety glasses
• Digital camera or field reporting apps
• Fall protection equipment and tools as required by site

• Regular outdoor work with exposure to varied weather conditions
• Frequent walking, standing, climbing, and use of ladders
• Work on active construction sites and facility rooftops
• Travel required, including some overnight travel (up to 90%)
• May require extended hours based on project needs

$40 - $60 an hour (higher end reserved for candidates with RRO or RRC certifications)
