Job Overview:
The Countryside River Apartments in Wilmington, IL seeks a dedicated Part‑Time Maintenance Technician to maintain the physical integrity of the complex. This flexible, 10‑15 hours per week position requires a professional, friendly technician capable of performing general repairs, emergency response, cleaning, landscaping, and equipment ordering. The Technician will keep the environment safe for residents, visitors and staff by addressing issues promptly and ensuring all maintenance activities are completed on schedule.
Duties
- Address resident service and maintenance requests in a timely manner.
- Communicate with residents regarding pending items or the status of service requests to ensure satisfaction.
- Maintain the physical property throughout the community and immediately correct unsafe conditions.
- Keep accurate records of preventive maintenance, service requests, expenditures, make‑ready status, and work in progress.
- Ensure all make‑ready repairs and services are completed on schedule.
- Keep property grounds clean and safe by raking, sweeping, shoveling, and salting as circumstances warrant.
- Change locks and keys as needed.
- Perform other duties as assigned.
- 1+ years of experience in property maintenance or an equivalent maintenance‑related field.
- Ability to interact professionally and efficiently with prospects, residents, staff, and management.
- Hands‑on experience with basic plumbing, carpentry, electrical, heating and air‑conditioning systems (heat‑pump experience a plus), swimming pools, landscaping, and cleaning.
- Applicants must furnish their own tools and have transportation for replacement parts and supplies.
- HVAC certification is required; CPO certification preferred.
- Physical requirements include lifting up to 50 lbs., climbing ladders and stairs, walking between buildings and on roofs, stooping, kneeling, bending, and having good hand‑eye coordination and manual dexterity.
- Adherence to all OSHA guidelines to ensure personal and team protection.
- Proficiency with Microsoft Office Suite (Word, Excel, Outlook).
- Achieve Fair Housing certification prior to interaction with prospects or residents.
- Must be able to travel to pick up replacement parts and supplies from vendors.
- Other duties as required.
- Selected applicant will be required to complete drug and background screening.
Hourly Rate: $20–$22.
