Job Description

DPR Construction is seeking a Preconstruction Manager with at least 8+ years of commercial construction experience. Preconstruction Managers will work primarily on negotiated commercial projects within our core markets: healthcare, advanced technology, higher education, life sciences and corporate office. In this role, you will work closely with architects, engineers, owners, and subcontractors and are required to have the following skills:

Responsibilities
  • Handling the project from first estimate through the formalization of subcontracts.
  • Looking beyond the provided information, asking the right questions and delivering a complete project cost evaluation.
  • Collaborating closely with clients, continuously empowering and informing them throughout the project.
  • Providing innovative solutions to complex issues related to cost, lead‑times, trade partners, and specified products or materials.
  • Making reliable cost predictions and estimating confidently across all scopes of work.
  • Preparing detailed conceptual cost estimates and cost studies from schematic or feasibility documentation.
  • Developing variance summaries as design evolves and supporting value engineering studies.
  • Assembling presentation‑ready estimate packages that clearly communicate project cost.
  • Understanding unit costs and the factors that influence construction cost.
  • Preparing detailed instructions to bidders, trade‑specific clarifications and comprehensive bid packages.
  • Managing the bidding process: soliciting bids, communicating with bidders, evaluating proposals, using bid tally sheets, and recommending subcontractor awards and finalizing subcontracts.
  • Participating in, and often leading, the presentation of cost/budget information to the customer or owner.
  • Contributing to request‑for‑proposal responses and formal project presentations.
  • Engaging with and developing business opportunities with new and existing customers.
  • Leading and facilitating value engineering sessions with the project and design teams.
  • Reviewing construction contracts and identifying key insurance and damage clauses.
  • Leading, managing, and motivating project teams during the preconstruction phase.
Qualifications
  • Excellent listening, communication, and collaboration skills.
  • Creative and innovative problem‑solving on a project‑by‑project basis.
  • Ability to identify, adapt to, and resolve complex issues.
  • Experience with Microsoft Office Suite, estimating software (Win Est, Timberline, or similar), take‑off software (On‑Screen Takeoff or similar), BIM tools (Revit, Assemble, etc.), project management software (CMiC or similar), and scheduling software (Primavera or similar).
  • 8+ years of experience as a commercial construction estimator, preferably within the healthcare market.
  • Bachelor’s degree.
  • Strong work ethic and a can‑do attitude.

Salary: this job is salaried.
