BUILDING MAINTENANCE TECHNICIAN HVAC
Performs intermediate skilled trades work in the construction, maintenance and repair of public buildings, grounds, equipment, and related facilities. Work is performed under limited supervision.
HoursThe regular work hours are from 8:00 am to 5:00 pm, Monday through Friday. Night and weekend work may be required as needed.
CompensationStarting salary for a fully qualified HVAC technician: $57,240 plus a competitive benefits package.

- Maintain heating and air conditioning equipment for all county-owned buildings; repair or replace HVAC equipment as needed.
- Participate in a wide variety of building maintenance and repair tasks across carpentry, plumbing, masonry, painting, welding and electrical trades.
- Perform general carpentry repairs (floors, roofs, stairways, partitions, doors, windows and screens; assist in installation of partitions, cabinets, tables, shelves, bookcases).
- Carry out building maintenance tasks such as sanding, painting or staining walls, woodwork, cabinets, tables and other wooden items.
- Install and repair locks.
- Execute plumbing tasks such as changing faucet washers, stems, seals; assist installing water and sanitary fixtures; repair toilets (tank bulbs, overflow tubes, guide wires).
- Maintain electrical systems; route and pull wiring for telephone and computer systems; repair electrical appliances; replace light bulbs, receptacles, ballasts, switches, sockets, plugs, fuses.
- Maintain motorized equipment such as fan motors.
- Perform minor maintenance on power equipment and hand tools (sharpen blades, clean filters, add grease, oil, gas).
- Maintain HVAC systems, checking thermostats, couplers, fuses, belts, motors; assist in major HVAC repair projects.
- Perform ground maintenance tasks (mow grass, edge sidewalks, trim trees and shrubs, remove snow and ice; plant trees, flowers and shrubs).
- Maintain inventory of supplies; purchase supplies or notify supervisor.
- Perform custodial duties as needed (remove trash, wash and clean vehicles).
- Move furniture, supplies and equipment as required.
- Perform other related work as required.
High school diploma or GED and considerable experience in building maintenance, repair and/or construction—including refrigeration and plumbing trades—or an equivalent combination of education and experience. Must have commercial HVAC experience and be willing to obtain an HVAC license.
Special Requirements- Valid driver’s license in the State of North Carolina.
- Possession of specific licensure or certification depending on departmental assignment (Heating/Ventilation/Air Conditioning, Refrigerant, Fork Lift, Pesticide, Locksmith, etc.).
Must be physically able to operate various tools and machinery, operate motor vehicles, exert up to 75 lb of force occasionally (50 lb frequently, 25 lb constantly). Must be able to climb ladders, scaffolding, and maneuver in tight spaces. Physical demands are medium.
Knowledge,Skills and Abilities
- General knowledge of refrigerant and air handling materials.
- Working knowledge of plumbing, carpentry, mechanical, landscape and electrical trade procedures, materials and equipment.
- Understanding of trade safety hazards and precautions.
- Knowledge of equipment operation and maintenance.
- Ability to use and care for hand and power tools, motorized equipment.
- Ability to understand and follow oral and written instructions.
- Ability to perform manual labor for extended periods.
- Ability to establish and maintain effective working relationships.
