Maintenance Supervisor ; Sandpiper Terrace

Winn Companies is looking for a Maintenance Supervisor I to join our team at Sandpiper Terrace
, an 86-unit tax credit property located in Winder, NC
. In this role, you will oversee the maintenance operations of the property, supervise maintenance staff at the property, and perform maintenance functions.

• Maintain the maintenance operation at the property on a daily basis as a working supervisor in areas including appliances, carpentry, hardware accessories, masonry, painting, and basic electrical, plumbing, and HVAC.
• Maintain grounds and curb appeal through snow removal, landscaping and trash management.
• Complete monthly building and unit inspections to ensure the property is kept to operating standards.
• Review third-party property inspections to resolve maintenance repairs.
• Prepare work schedules for the Maintenance Supervisor and vendors to complete service requests.
• Maintain the preventive maintenance program and overall curb appeal.
• Maintain knowledge of all maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on-call activity during off hours for emergencies and hands-on maintenance as needed.

• High school diploma or GED equivalent.
• 3–5 years of relevant work experience.
• Minimum of 1 year of supervisory/managerial experience.
• General knowledge of electrical, plumbing, appliances, and HVAC.
• Universal HVAC certification with prior hands-on HVAC experience.
• CAMT certification.
• Experience with computer systems, such as Microsoft Office.
• Excellent customer service skills.
• Availability for on-call activity during off-hours for urgent needs.

• Vocational or technical training.
