Position: MAINTENANCE WORKER

Description

Job Summary

Assists in the performance of duties necessary to operate and maintain boilers and other auxiliary equipment necessary for producing steam for heat and power for this facility. Participates in performance improvement and QI activities.

Job Duties and Responsibilities
  • Consults with and keeps supervisor informed of activities, needs and problems.
  • Operates and maintains boilers.
  • Observes various meters and gauges and takes appropriate action for safe operation.
  • Starts, stops, switches over boilers as appropriate. Cleans and repairs boilers, blows tubes and discharges sediment, regulates feed water and condensation pumps, lubricates pump equipment.
  • Follows preventive maintenance schedule.
  • Performs work such as repacking valves as needed and changing piping. Checks boiler water column glass for cracks every shift, change glass if needed.
  • Repairs and/or replaces broken or worn parts, i.e., valves, meters, levers.
  • Keeps log on each boiler.
  • Assigns proper chemical treatment to boiling and cooling waters.
  • Reports major repair needs and unsafe conditions to supervisor.
  • Keeps boiler room clean and orderly.
  • Performs periodic inspection of mechanical rooms throughout the facility to ensure proper operation of heat, air conditioning and ventilation and medical support equipment, i.e., vacuum pumps, air compressors.
  • Checks pressure and temperature gauges periodically.
  • Assists in maintaining and repairing HVAC controls and associated equipment to maximize efficiency levels in all environmentally controlled areas.
  • Performs urgent corrective, routine and requisitioned repairs of electrical, mechanical and plumbing systems as required.
  • Works day, evening or night shift as assigned.
  • Maintains established facility and department policies and procedures, objectives, performance improvement, safety, environmental and infection control and complies with codes and requirements of accreditation and regulatory agencies.
  • Maintains records, reports, logs, statistics and files as required.
  • Requisition s supplies and equipment.
  • Maintains professional growth and development through in-services, seminars and workshops.
  • Performs other duties as directed.
Requirements Professional Requirements
  • Adheres to dress code, appearance is neat and clean.
  • Completes annual education requirements.
  • Maintains regulatory requirements, including all state, federal and CMS regulations.
  • Maintains and ensures patient confidentiality at all times.
  • Reports to work on time and as scheduled, complete work within designated time.
  • Wears identification while on duty, uses computerized time system correctly.
  • Works at maintaining a good rapport and a cooperative working relationship with physicians, departments and staff.
  • Attends annual review and departmental in-services, as appropriate.
  • Attends staff meetings, reads and returns all quarterly meeting minutes.
  • Represents the organization in a positive and professional manner.
  • Actively participates in performance improvement and continuous quality improvement QI activities.
  • Ensures compliance with policies and procedures regarding department operations, fire, safety and infection control.
  • Complies with all organizational policies regarding ethical business practices.
  • Communicates the mission, vision, core values, ethics and goals of the facility, as well as the focus statement of the department.
Regulatory Requirements
  • High school diploma or general equivalency diploma (GED); training in boiler room operating techniques and related activities.
  • Knowledge of fire system and proper use of fire extinguishers.
