Our client, a growing organization, is seeking a Commercial Property Manager for a newly created role due to the expansion of their real estate portfolio. This is a unique opportunity to build and lead a team, establish systems and processes, and drive operational excellence in a dynamic, entrepreneurial environment.
Key Responsibilities- Oversee the daily operations of a portfolio of commercial properties, ensuring high standards of maintenance, security, and cleanliness.
- Build and maintain strong relationships with tenants, owners, contractors, and the community to maximize property value and financial performance.
- Develop and implement property management plans, including budgeting, financial reporting, and cost‑control strategies.
- Lead, mentor, and grow a team, including hiring, training, and performance management.
- Coordinate capital projects, maintenance activities, and contractor management to ensure timely and compliant service delivery.
- Lead leasing activities, including renewals, amendments, and tenant retention initiatives.
- Ensure compliance with lease obligations, municipal regulations, and health and safety standards.
- Manage monthly/quarterly reporting, annual budgets, and capital plans (1‑year, 5‑year, and 10‑year).
- Oversee accounts receivable, payables, invoicing, and financial forecasting to optimize revenue and minimize expenses.
- Implement cost‑effective strategies to increase profitability and reduce vacancies.
- 5+ years of commercial property management experience, preferably with mixed‑use properties.
- Strong background in budgeting, financial reporting, and lease administration.
- Experience leading teams, managing capital projects, and coordinating construction activities.
- Proficiency in MS Office and property management software (e.g., Yardi).
- Post‑secondary education in business, real estate, or a related field.
- RPA, CPM, or CCIM designation is an asset.
- Valid driver’s license and reliable vehicle.
