Responsibilities
- Maintain housing units to ensure suites are safe and in pristine condition.
- Complete daily inspections of building systems, fire safety walk‑throughs, and exterior grounds.
- Process daily work requests in Property Management software, covering minor electrical, plumbing, hardware, flooring, and carpentry tasks.
- Perform winter snow removal along sidewalks and driveways, including weekends when required.
- Repair and install appliances such as stoves, refrigerators, dishwashers, microwaves, and washing machines.
- Conduct preventative maintenance on fire alarms, appliances, dryer venting, and in‑suite air handlers.
- Perform routine preventative maintenance on swimming pool equipment and systems.
- Inspect and test pool chemistry to ensure water quality and safety.
- Assist with weekly garbage and recycling pickup and chute maintenance.
- Assist with power washing of the parking garage, sidewalks, and terraces as needed.
- Coordinate with vendors and contractors to complete property work.
- Inspect HVAC systems, sprinkler systems, and water pressure pump system.
- Inspect heat coil systems to ensure proper operation.
- Inspect parking garage CO₂ monitoring stations to maintain fault‑free operation.
- Provide access and supervise vendors and contractors during contracted work.
- Paint units, hallways, and complete suite turnovers when required.
- Clean after any activities conducted.
- Participate in after‑hours on‑call duties and be available to work weekends as required.
- Keep daily logs of tasks completed and input data into the Property ware database.
- Follow a scheduled preventative maintenance plan for the property.
- Maintain equipment and tools.
- Order stock supplies.
- Follow work order instructions.
- Perform other related duties as required.
- Experience in building maintenance.
- Proficient mechanical and maintenance skills.
- Ability to operate required equipment safely and responsibly.
- Strong client service and public interaction skills.
- Excellent time‑management abilities.
- Initiative and ability to work independently.
- Ability to learn and use new technology for time tracking and work‑order purposes.
- Valid driver’s license and reliable vehicle.
- Requirement to provide a satisfactory criminal record check upon hire.
