The Full-Time Commercial Piping & Plumbing Project Manager is responsible for the successful planning, coordination, execution, and financial management of commercial plumbing and piping projects from project turnover through completion and closeout.

Job Overview

This position serves as the primary point of contact between the customer, general contractor, engineers, vendors, field personnel, subcontractors, and internal management. The Project Manager is expected to maintain strong communication, keep projects on schedule and within budget, proactively identify potential issues, and ensure that work is completed safely, professionally, and in accordance with project plans, specifications, codes, and company standards.

The ideal candidate is an experienced commercial plumbing and piping professional who understands both the technical and business sides of mechanical construction and can effectively coordinate multiple projects while maintaining strong relationships with customers and field personnel.

Responsibilities

Project Management

  • Manage commercial plumbing and piping projects from turnover through final completion.
  • Review contracts, plans, specifications, addenda, schedules, and project requirements.
  • Develop project schedules and establish critical project milestones.
  • Coordinate manpower, equipment, materials, subcontractors, and other resources required to complete projects.
  • Monitor project progress and take proactive action when projects begin to fall behind schedule.
  • Coordinate project activities with general contractors, other trades, engineers, owners, and internal personnel.
  • Conduct and participate in project meetings as required.
  • Maintain clear and timely communication with customers, general contractors, field personnel, and company management.
  • Identify project risks and develop solutions before they impact schedule or profitability.
  • Maintain organized project documentation throughout the project.
  • Review estimates and proposals prior to project execution to understand scope, exclusions, labor assumptions, material requirements, and project profitability.
  • Participate in project turnover meetings with estimating and sales personnel.
  • Identify discrepancies between the estimate, contract documents, plans, and actual project requirements.
  • Establish project budgets and cost codes.
  • Ensure project expectations, scope, schedule, and financial goals are clearly communicated to the field team.
  • Assist with estimating change orders, additional work, and potential project opportunities when needed.
  • Monitor project costs, labor hours, material costs, equipment costs, subcontractor costs, and overall profitability.
  • Compare actual project performance against budget throughout the project.
  • Review labor productivity and identify potential cost overruns early.
  • Manage project billings, invoices, purchase orders, and subcontractor commitments.
  • Prepare and process change orders and ensure additional work is properly documented and approved.
  • Track and communicate projected costs and project financial performance to management.
  • Assist with monthly job-cost reviews and forecasting.
  • Work to maximize project profitability while maintaining customer satisfaction.

Field Coordination

  • Maintain regular communication with foremen and field personnel.
  • Provide the field team with the information, materials, drawings, equipment, and resources necessary to complete the work.
  • Coordinate field installation with other trades and project schedules.
  • Assist with resolving field issues, conflicts, constructability concerns, and unforeseen conditions.
  • Visit jobsites regularly to monitor progress, quality, safety, manpower, and overall project conditions.
  • Support foremen and field personnel in maintaining project schedules and production goals.
  • Ensure field changes and additional work are communicated and documented appropriately.

Plumbing & Piping Responsibilities

  • Coordinate commercial plumbing systems including domestic water, sanitary waste and vent, storm drainage, gas piping, specialty piping, and related systems.
  • Coordinate hydronic, process, compressed air, or other piping systems when included within the project scope.
  • Review piping layouts, plans, specifications, equipment connections, and installation requirements.
  • Understand commercial plumbing and piping installation methods, materials, codes, and industry standards.
  • Coordinate equipment connections and piping requirements with mechanical equipment and other trades.
  • Review shop drawings, product data, submittals, and installation details.
  • Identify constructability issues and coordinate solutions with engineers, contractors, and field personnel.
  • Coordinate preparation and submission of shop drawings, product data, samples, and other required submittals.
  • Review approved submittals and ensure field personnel receive current information.
  • Procure materials and equipment in accordance with project schedules and specifications.
  • Monitor lead times and identify potential material delays before they affect the project.
