Under general supervision of the Housing Manager, the Housing Maintenance Supervisor performs technical duties and routine supervisory duties in accordance with established policies and procedures. Oversees the DMC Housing Maintenance Staff. Serves as a second level supervisor in planning and managing a comprehensive Facilities Management Program. The Maintenance Supervisor oversees local building and grounds maintenance for tenants, staff, and visitors on the property at the DMC Housing.
The employee must adhere and follow general written and/or oral instructions, regulations and policies established by WIHCC Executive Team, including accreditation standards from Association for Ambulatory Health Care (AAAHC) or the Joint Commission (TJC). Uphold the principles of WIHCC's Vision, Mission, and Value Statements. Maintains confidentiality of all privileged information at all times.

Essential Duties & Responsibilities:
- Maintains regular attendance and punctuality.
- Improves staff effectiveness by motivating, coaching, counseling, training and recommending disciplinary action for employees; planning, delegating, monitoring, appraising job tasks and results in a timely manner, and approving time sheets.
- Oversees the supervision of personnel, which includes work allocation, schedules, time approval, hiring, training, orientation, and problem resolution; evaluates performance and makes recommendations for personnel actions; motivates employees to achieve peak productivity and performance.
- Serves as administrator for the Computerized Maintenance Management Software and check sheets to maintain inventory of various equipment and utility systems for all facilities.
- Ensures all Accreditation Preventative Maintenance Tasks are completed on time.
- Sets special or priority assignments that are delegated to staff, e.g., procedures and transport supplies. Issues tools and equipment and assigns workstations.
- Serves as a working supervisor and as the work situation demands, performs duties of a journeyman electrician, plumber, utility operator, heating and ventilation repairer or operator and special low voltage systems.
- Provides programming and installation of microprocessor controlled devices, addressable fire alarm systems, fire alarm panels, HVAC control systems, digital radio communication sets, and electronic work order systems.
- Contributes to design and development of the facility construction projects, electrical upgrades and repairs or renovations by design drawing.
- Directs, plans, and manages staff supply services that supports approximately 110 Staff Housings.
- Conducts maintenance and repair of buildings, grounds and facility equipment.
- Communicates effectively with suppliers, sales representatives, repairs, technicians, inspectors, and other persons associated with outside firms that furnish products and services required for maintenance effectiveness.
- Procures required supplies to assure accomplishment of the facility to provide adequate patient care by following established WIHCC Procurement policy. Justifies and reconciles purchases of supplies and equipment.
- Coordinates maintenance and construction activities with regulatory organizations (e.g. City of Winslow, County, State and Federal agencies) regarding the facility usage and utilization of local codes.
- Provides preventative maintenance schedules drafted for program work functions for all locations including emergency generators, elevator, fire alarm systems, HVAC systems, nurse call systems, facility utility systems, and repair on minor equipment.
- Provides annual planning of the general maintenance and preventive maintenance programs.
- Provides management with technical recommendation regarding feasibility of alterations, modifications and or new construction for existing facilities and equipment replacement in accordance with recognized codes (e.g., NFPA, LSC, OSHA, ANSI).
- Establishes Quality Control measures through random work orders and total work hours.
- Networks with engineers on all small and larger scale projects i.e., renovations, alterations, modifications and improvements involving local work force and contract workers for quality control of workmanship and product deliverables.
- Requires completion of tasks or duties assigned by a supervisor.
- Upholds all principles of confidentiality and patient care to the fullest extent.
- Adheres to all professional and ethical behavior standards of the healthcare industry.
- Adheres to WIHCCs Personnel Policies and Procedures, departmental policies, rules, and regulations.
- Interacts in an honest, trustworthy and dependable manner with patients, employees, visitors, and vendors.
- Possesses cultural awareness and sensitivity.
- Maintains compliance with all Human Resources requirements.
