The Estimator or Preconstruction Manager is responsible for providing both conceptual and detailed cost estimations for the ground-up construction of a variety of multifamily residential projects. This position collaborates with and participates in the planning, design, and construction document phases. The Estimator or Preconstruction Manager will offer input and real-time feedback on design efficiencies and cost implications related to design choices, and in the selection of appropriate product types, materials, assemblies, systems and finishes.
WhatYou'll Do
- Communicate with the Construction President, Vice President and Project Manager on project design, pricing models, forecasting, trends and issues
- Develop and update pricing models used in establishing costs in underwriting new projects
- Coordinate the project cost estimating process with project staff
- Provide conceptual estimates of cost and detailed line-item budgeting for projects in varying design/development stages
- Estimate and forecast time periods required in the construction of projects
- Maintain historical cost records of past projects
- Assist Project Manager by providing data and support in the purchase of materials and contracting of work
- Prepare and distribute bid packages, review, spread and compare bid proposals, and conduct interviews of potential subcontractors and vendors
- Collaborate with the project team, architects, engineers and other design and third-party consultants in the preparation and review of contract documents
- Stay informed about new construction technologies and products
- Participate in constructability reviews and redlines of plans and specifications at designated design milestones
- Develop RFPs for design-build subcontractors and lead coordination meetings for these subcontractors during the design process
- Participate in the design and construction document phases to reduce construction costs through design efficiencies and value engineering
- Maintain pricing data and follow procedures/practices relevant to local inspecting authorities
- Establish relationships with material suppliers, subcontractors and other construction pre-con managers and estimators in the local market; perform market research on costing and pricing trends; provide periodic updates on local market costs
- Competitive base salary: $90,000 - $130,000

- Bachelor’s degree in construction management, or related design, cost estimating or business study preferred with two years of experience in estimating high-density residential and mixed-use projects
- Five years’ experience in estimating high-density residential and mixed-use projects may be accepted in lieu of a Bachelor’s degree
