HVAC Technician I - $22.18 - $27.72

HVAC Technician II - $25.62 - $32.03

General Purpose

The HVAC Technician I and II performs skilled technical work in the operation, maintenance, and repair of refrigeration, air conditioning, and heating equipment at various City facilities. This work is performed under close supervision – the incumbent is assigned duties according to specified procedures and receives detailed instructions; work is checked frequently and is reviewed through observation, completion of work orders, and review of results achieved.

HVAC Technician I
  • Operates, maintains, and repairs food refrigeration, water cooling, and air conditioning units and equipment by repairing, replacing, or adjusting worn or broken parts on condensers, compressors, and water and vacuum pumps; tests equipment for refrigerant leaks, repairs or adjusts valves, piping connections, fittings and couplings; removes and installs motors, thermostats and humidistats, adjusts expansion valves; adjusts or changes belts; replaces gaskets, hinges and hardware;

    adds gas to systems and units; checks gauges and makes inspection for preventative maintenance.
  • Inspects and adjusts refrigeration, air conditioning, and heating equipment and controls to ensure efficient operations.
  • Maintains and repairs heating systems.
  • Monitors and controls BAS using Tracer and/or other systems.
  • Assists with maintenance and repair duties including painting, carpentry and masonry work, minor electrical and plumbing maintenance.
  • May assist with installation of new air conditioning and refrigeration units and run necessary duct work.
  • Work schedule requires the ability to work mandatory Emergency Standby Duty and nights, weekends and holidays, as needed.
  • Performs other duties as assigned.
HVAC Technician II
  • Interpret technical drawings to ensure field equipment is installed and functioning properly.
  • Perform complex HVAC-related tasks including updating controls.
  • Inspect, maintain, and repair DX units and chilled water systems.
  • Test and calibrate sensors with certified calibration tools. Use software tools from the BAS to modify/adjust analog and binary points. Clean and inspect sensor housing and remove any debris impacting such.
  • Review and test after inspection for proper air and water flow operations.
  • Identify, evaluate, and make recommendations related to equipment conditions in order to prevent and/or minimize equipment failures and downtime.
  • Direct and work in conjunction with contracted service providers for related HVAC systems, diagnostics, repairs, and replacements.
  • Participate in major HVAC component replacement and evaluation of complex system problems.
  • Perform seasonal overhauls and transitions of systems to and from heating/cooling.
  • Ensure proper care in the use and maintenance of equipment and supplies; promote continuous improvement of workplace safety and environmental practices.
  • Manage HVAC projects including overseeing HVAC installation and maintenance contractors; coordinating with contractors and industry professionals to diagnose, troubleshoot, and provide recommendations for unit replacement and/or efficiency gains.
  • Coordinate with HVAC controls contractor to determine inadequacies and plan for future improvements.
  • Update and keep records for all HVAC units, including service history and warranties.
  • Manage other projects as assigned utilizing the following project steps: project initiation, project planning, project execution, project monitoring and control, and closing.
