The Project Manager has day to day responsibility for construction of the work at a profit and ensuring the project is built on schedule and within budget, while exceeding expectations for quality and safety.
Duties and Responsibilities- Finalize design from concept to completion with owner (if required).
- Contract professional services, schedule, coordinate and obtain.
- Coordinate local and state building plan approval.
- Identify and coordinate the submittals of all documents for permits including building permit and from all the involved agencies.
- Thoroughly review and analyze construction documents (plans and specifications) and prepare bid list to ensure all work items are accounted for and manage the bid processes.
- Understand contractual terms and conditions in specifications.
- Identify key trades; notify selected subcontractors of bid dates.
- Initiate and coordinate the issuance of construction documents and information for purposes of bidding.
- Provide clear and detailed quantity take-offs of self‑performed work.
- Follow up to ensure quotes are obtained for all trades and are accurate.
- Obtain bids for all major material components.
- Review all bids after a complete understanding of the plans and specifications is achieved; review pre‑qualifications for “new” subcontractors.
- Assemble accurate and well‑organized estimate and proposal in a timely manner for designated project for stipulated price or design build.
- Write proposal in a clear, precise manner, defining scope, schedule and price. May be required to meet with potential client to present proposal.
- Complete appropriate permits at project startup and delegate as needed.
- Work with superintendent to prepare job schedule. Establish, manage and update the bi‑weekly schedule as necessary to reflect the current project status. At the time subcontracts and purchase order are awarded, the construction project schedule will be provided and reviewed with all parties.
- Hold job meetings including the superintendent, subcontractors, owner and architect as appropriate and required. Generate meeting minutes for distribution to all parties.
- Obtain and review shop drawings from subcontractors and suppliers via project management software. Shop drawings should be processed expeditiously with thorough review prior to submittal to the architect.
- Oversee project submittal log. Ensure the status of each reflects the proper priority based on lead times and project schedule.
- Establish delivery dates for all equipment and material.
- Expedite building system and the completion of work as a means of increasing profit.
- Oversee Project RFI log. Track each RFI to ensure resolution. Generate any required changes in scope of work, contract amounts, or schedule and communicate to owner, architect and affected subcontractors.
- Oversee Project CO log. Track each CO to ensure resolution. Generate any required changes in scope of work, contract amounts, or schedule and communicate to owner, architect and affected subcontractors.
- Oversee Project RFP log. Track each RFP to ensure resolution. Generate any required changes in scope of work, contract amounts, or schedule and communicate to owner, architect and affected subcontractors.
- Visit jobsites periodically and as needed and check for accuracy, quality, craftsmanship, production and safety.
- Consult with superintendent and president or vice president on availability of ACC owned materials and equipment. Determine equipment rental sources and monitor rental costs.
- Instill a sense of urgency about the work in all parties associated with the projects.
- Be aware of labor policies, employee handbook, EEO requirements and ACC and owner work rules. Consult with Human Resources Manager, as appropriate.
- Recognize and be responsible for all jobsite safety requirements as defined by ACC Safety and Health program, owner’s safety requirements and OSHA. Support the superintendent in enforcing these policies for field staff and subcontractors. Ensure toolbox talks are administered by superintendent.
