Residential Loan Title Reviewer

Role Summary

Title Examiner Specialist supports commercial lending operations by reviewing title commitments, researching property records, and resolving title-related issues prior to closing.

• Research and analyze real estate records to verify property ownership and identify title-related issues.
• Examine title commitments, judgments, and legal documents for accuracy and completeness.
• Coordinate with title companies, processors, and internal partners to resolve outstanding title concerns.
• Review appraisal reports and supporting documentation to confirm accuracy and compliance.
• Summarize title findings and prepare reports outlining potential risks or discrepancies.
• Maintain detailed records and communicate findings clearly to processors and closers.
• Utilize county systems, websites, and courthouse records to conduct title and judgment searches.
• Support timely loan processing by ensuring issues are resolved prior to closing.

• High school diploma or equivalent.
• 2+ years of title examining experience.

• Supporting commercial lending or mortgage operations.
• Familiarity with appraisal reviews and title risk mitigation processes.
