Overview

JOB REQUIREMENTS:

THE POSITION. Analyze local real estate market dynamics for high-potential opportunities for investors using specific cost inputs for AI-driven models. Execute real estate strategic investment plans through the creation of real estate investment models with numerical constraints, and assemble investor groups to jointly purchase properties. Control time spent on contractors who design and remodel properties. Ensure predictive inputs connect to investment RoR calculations.

Create real estate investment models by designing predictive valuations and analyzing the feasibility of upselling after renovations with numerical cost assumptions. Assess comps for investment presentations. Create analytic constraints with multiple inputs (borrowing rates, time expected to sit on the market, renovation costs to install upgrades) and predicting outputs (sale price differential at a future time after renovations and time-to-market).

Determine margins to define true value differential and profit margin between initial purchase to post-renovation, predicting dynamic factors that change over time, including prospective inflation on property values, bank lending practices & mortgage rates, plus other regulatory issues (state & federal). Obtain and manage outside investor funding, evaluating investor risk tolerance and risk aversion. Assemble investor groups to invest in rentals and residential purchases.

Interest investors in appropriate real estate investment models including buy/sell with remodels or rentals. Develop concise scope of work to obtain competitive bids. Manage end-to-end projects with contractors to ensure on-time deliverables during renovation work based on the scope of work provided. Manage investor risk and maximize returns by controlling rebuild costs and timing to occur within specified time periods.
