ACC Management Group is seeking an experienced Community Manager to oversee three affordable housing communities:
Prairie Haus, Wittwer, and Waldmar
, located in New Glarus, Monticello, and Mount Horeb, WI
. This is an excellent opportunity for a motivated property management professional who enjoys building strong resident relationships while ensuring successful day-to-day community operations.

Responsibilities include:
  • Oversee the daily operations of three apartment communities
  • Provide outstanding customer service to residents and prospects
  • Manage leasing, resident relations, and occupancy goals
  • Ensure compliance with Section 8 and/or LIHTC (Section 42) requirements
  • Maintain accurate records and complete required reporting
  • Coordinate with maintenance to ensure excellent property conditions
  • Conduct property inspections and support overall community appearance
  • Travel between assigned communities as needed
Preferred Qualifications:
  • Property management experience required
  • Section 8 and/or LIHTC (Section 42) experience preferred
  • Excellent organizational and customer service skills
  • Ability to manage multiple priorities across several locations
  • Valid driver's license, reliable transportation, and proof of vehicle insurance

Essential Duties
  • Ensure complexes and vacancies are ready for showings and move-in dates.
  • Effectively communicate property features and amenities to all prospects.
  • Answer questions to all prospects and potential applicants in a timely manner.
  • Conduct showings of vacant units to all interested prospects.
  • Greet all walk-in traffic during open office hours and attend to all needs, questions, or complaints.
  • Address resident concerns and all maintenance requests in a timely manner.
  • Process all paperwork in accordance with company policies and Fair Housing requirements for new applicants, recertifications, and renewals.
  • Generate, distribute, and monitor renewal notices and follow up accordingly.
  • Coordinate and process all lease paperwork for all move in and move outs.
  • Collect payment of rent according to company procedures and policies.
  • Handle and process all delinquency matters and reporting as need be.
