Our Client, a respected leader in commercial construction and specialty contracting, is expanding its Division 8 operations and seeking a detail-driven, experienced Division 8 Estimator to support continued growth.

This is a high-impact role responsible for pricing and bidding complex door, frame, and hardware packages across large-scale commercial projects. The Division 8 Estimator is responsible for preparing accurate and competitive estimates for commercial door, frame, and hardware packages. This role requires deep technical knowledge of Division 8 specifications, strong blueprint reading skills, and the ability to collaborate with project management and operations teams to ensure successful bid strategy and execution.

You will work closely with vendors, manufacturers, general contractors, and internal teams to deliver detailed, compliant, and margin-conscious proposals.

• Perform detailed quantity takeoffs from architectural drawings and specifications

• Review project documents to identify scope gaps, conflicts, and value-engineering opportunities

• Prepare accurate cost estimates for doors, frames, hardware, specialties, and access control components

• Solicit and evaluate vendor and manufacturer pricing

• Analyze specifications and contract documents for compliance

• Develop competitive and strategic bid proposals

• Participate in bid reviews and turnover meetings

• Communicate with door, frame, and hardware manufacturers

• Verify lead times and material availability

• Confirm compliance with project specifications

• Ensure estimates align with target gross margins

• Identify potential cost risks and scope exposure

• Support change order pricing when needed

• Work closely with Project Managers during project handoff

• Assist operations with scope clarifications

• Support business development efforts with accurate pricing data

• 3+ years of experience estimating Division 8 packages (doors, frames, hardware)

• Strong understanding of commercial construction documents

• Knowledge of hollow metal frames, wood doors, hardware sets, panic devices, and specialty hardware

• Experience with estimating software (Comsense, Bluebeam, OST, or similar)

• Strong organizational and analytical skills

• Ability to manage multiple bids under tight deadlines

• Excellent communication skills

Preferred:

• Experience with large commercial projects (healthcare, education, multi-family, government)

• Familiarity with Division 10 or access control integration

• Detail-oriented and highly organized

• Strategic thinker with margin awareness

• Comsense software experience preferred

• Comfortable collaborating across departments
