Summary
The Facilities and Operations Maintenance Manager is responsible for leading and directing all aspects of facility infrastructure, building maintenance, and production equipment reliability for multiple manufacturing sites producing rubber compounds, chemical blends, and plated metal powders. This role ensures safe, efficient, compliant, and cost‑effective operations by implementing preventive, predictive, and corrective maintenance strategies, managing capital projects, overseeing vendor/contractor activities, and leading a team of tradesmen, technicians, and third‑party service partners.
The position plays a critical role in minimizing downtime, optimizing asset performance, and supporting continuous production in a highly regulated chemical and rubber processing environment.
- Implement a computerized maintenance management system (CMMS) for multiple facilities, facility utilities (HVAC, steam generation, compressed air, water/wastewater, electrical distribution), and facility production equipment (including mixers, extruders, calendars, mills, reactors, pumps, valves, conveying systems, and chemical handling/transfer equipment).
- Oversee multi-site maintenance coordination: standardize processes, share best practices, conduct regular site audits, and ensure consistent application of maintenance policies across locations.
- Manage the maintenance department budget, including labor, parts, contractors, capital expenditures, and facility improvements. Accountable for associated costs and identification of opportunities for cost reduction without compromising safety or reliability.
- Lead root cause analysis (RCA), failure mode effects analysis (FMEA), and continuous improvement initiatives to reduce unplanned downtime and enhance equipment uptime/OEE.
- Ensure full compliance with industrial and environment regulations (EPA, OSHA PSM, hazardous waste, emissions), process safety management (PSM) requirements, and industry operational standards relevant to chemical and rubber manufacturing (e.g., handling of hazardous materials, confined space, lockout/tagout).
- Direct the selection, training, development, and performance management of facilities and maintenance personnel (technicians, supervisors, planners, and contractors); foster a strong safety culture and drive progressive technical skills development.
- Plan and coordinate major shutdowns, turnarounds, equipment installations, modifications, and capital projects in collaboration with operations, engineering, and site leadership.
- Manage relationships with external vendors, contractors, service providers, and municipalities for specialized repairs, inspections, and facility/equipment overhauls.
- Manage the CMMS program (e.g., work orders, asset history, maintenance schedules, spare parts); to ensure systemic facilities management processes driven by KPIs such as MTBF, MTTR, maintenance costs, and compliance metrics.
- Support new facility/equipment installations, expansions, and reliability engineering efforts to incorporate maintainability, sustainability, and industrial compliance best practices.
- Perform other duties as assigned to support overall operations and company goals.
- Bachelor's degree in Mechanical Engineering, Electrical Engineering, Chemical Engineering, Industrial Technology, Facilities Management, or a closely related field is required.
- A valid Massachusetts Construction Supervisor license is strongly desired.
- 8-10+ years of progressive maintenance and facilities management experience in industrial manufacturing environments is required.
- 3+ years in a leadership/supervisory role managing maintenance and tradesmen teams preferably in chemical processing, rubber compounding, polymers, pharmaceuticals, or similar process industries involving hazardous materials and continuous/batch operations required.
- Demonstrated experience managing multi-site or multi-facility maintenance operations is…
